ORANGE -- Orange recorded 11 property transfers in the four weeks ending Oct. 10, but only one sale price has reached the Franklin County Registry of Deeds so far, leaving most of the period's activity without a dollar figure attached.

MARKET OVERVIEW The Franklin County Registry of Deeds logged 11 transactions in Orange between Sept. 11 and Oct. 10. Of those, only the sale of 15 Fairman Road has a recorded price: $200,000. Because that is the only price available, the $200,000 figure serves as both the low and high end of the range and as the median; it does not reflect the value of the other 10 transfers, whose prices are not yet available. A missing price at this stage is typically a data lag at the registry, which usually clears within about a week of recording, rather than any withholding of information. In raw count, 11 recorded deeds in a single four-week stretch is a notable volume of transfers, though without pricing for most of them, the overall dollar value of the period's activity cannot be assessed.

TOP SALES 15 Fairman Road sold for $200,000 on Sept. 11. Stanley M. Bean and Valerie M. Bean, acting through an attorney, sold the property to Dodge Contracting LLC. Bed, bath and square-footage figures were not available in the deed record. The remaining 10 transfers recorded during the period do not yet have prices available, so a fuller ranking of top sales cannot be produced until that data reaches the registry.

NEIGHBORHOOD BREAKDOWN West Main Street accounted for two of the month's transfers: 86 West Main St., sold by the Orange Town Treasurer to John M. Washiek, and 97 West Main St., sold by Linda Spooner. The Orange Town Treasurer also sold 590 South Main St. to Richard C. Innes, bringing the town's total sales to two of the 11 transfers. Financial institutions were sellers in five of the 11 transfers: Workers Credit Union/Workers Federal Credit Union sold 68 W. Orange Rd. to David A. Whitmore, 76 Harrison Ave. to Karen L. Merriam and Karen L. Willard, and 60 Bartlett Lane to Michael J. Billiel and Lisa A. Billiel; Franklin First Federal Credit Union sold 64 Memory Lane to Thomas A. Russell; and Cornerstone Bank sold 181 Wheeler Ave. to Brent Erik Sulham. The remaining two transfers were 20 Stone Valley Road, sold by Scott Sanderson and Brenda Sanderson, and 349 Tully Road, which moved from Ashley Deveneau to Austin J. Deveneau and Kelly Deveneau, within the same family.

MARKET NOTES Five of the 11 recorded deeds, nearly half the period's volume, listed a bank or credit union as seller. Two more transfers involved the Orange Town Treasurer as seller. One transfer, at 349 Tully Road, moved property between family members sharing the Deveneau surname. Property type, such as single-family, condominium or multi-family, was not specified in the deed data, and no square-footage figures were available, so no price-per-square-foot comparisons can be made for this period.
