Majority of October Shutesbury Deeds Still Await Recorded Sale Prices

SHUTESBURY -- Eleven property deeds were recorded in Shutesbury during October, but only four carried a sale price in registry records so far, leaving the bulk of the month's transaction values unresolved for now.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 11 property transfers in Shutesbury between Oct. 2 and Oct. 31. Four of the 11 carried a recorded sale price; the remaining seven are listed as price not yet available. Among the four priced transactions, prices ranged from $10,000 to $415,000, with a median of $144,100. Eleven recorded deeds represents a moderate volume of activity for the town based on the raw count alone, though with nearly two-thirds of entries still lacking price data, a full read on October's market values is not yet possible.

TOP SALES The highest-priced transaction was 134 Leonard Rd, which sold for $415,000. Kurt J. Marchl was the seller and Florence Bank the buyer, according to the deed. 266 Leverett Rd sold for $208,200. Hoye Properties LLC was the seller and Lima One Capital LLC the buyer. 369 Locks Pond Rd sold for $80,000. Kelly Ann Searcy and Howard Lee Searcy Jr. were the sellers; United Wholesale Mortgage LLC and Mortgage Electronic Registration Systems Inc. were the buyers. A Shutesbury property, listed without a street address in the deed record, sold for $10,000. Stephen J. Puffer and Janet M. Puffer were sellers and David A. Puffer was buyer; the shared surname indicates a transfer within the same family.

NEIGHBORHOOD BREAKDOWN Leverett Road accounted for four of the month's 11 recorded deeds, at 288, 266, 230 and 24 Leverett Rd, more than any other street in the dataset. West Pelham Road had two transfers, at 505 and 376 West Pelham Rd. Of the four transactions with recorded prices, two fell under $100,000 ($10,000 and $80,000) and two fell between $100,000 and $500,000 ($208,200 and $415,000).

MARKET NOTES Beds, baths and square footage were not available in the deed data, so no price-per-square-foot comparisons can be made. Several October transfers involved banks or mortgage-related entities as either seller or buyer, including PeoplesBank (160 Wendell Rd and 505 West Pelham Rd), Greenfield Savings Bank (230 Leverett Rd), TruNorth Bank (376 West Pelham Rd), Florence Bank (134 Leonard Rd) and Mortgage Electronic Registration Systems Inc., which appeared on both the 288 Leverett Rd and 369 Locks Pond Rd records. Two transfers, at 24 Leverett Rd and 51 Pelham Hill Rd, were recorded between parties identified as trustees. No condominium or multi-family designations appeared in the October records; all entries reference single properties without unit numbers.
