Only One October Sale Price Recorded Among Ten Whately Property Transfers

WHATELY -- Franklin County Registry of Deeds records show 10 property transfers in Whately recorded between Oct. 2 and Oct. 31, but only one carried a sale price, leaving most of the month's market activity without pricing data so far.

MARKET OVERVIEW Ten deeds were recorded in Whately during October. Of those, only one, the Oct. 2 transfer of 45 Christian Lane for $100,000, included a sale price in the registry data reviewed. Because fewer than three transactions in the period have recorded prices, a meaningful price range or median cannot be calculated for the month as a whole. The other nine transfers are reported here by address, parties and date; their prices had not yet reached the registry as of this writing, which the registry says typically occurs within about a week of recording. Based on the volume of recorded deeds alone, October was an active month for paperwork activity in town, with transfers spread across eight different streets.

TOP SALES The only transaction with a recorded price was 45 Christian Lane, which transferred for $100,000 on Oct. 2. The sellers were Paul M. Gray and Sheri A. Gray; the buyer was Freedom Credit Union. No bed, bath or square-footage data was available. No other October transfers in the dataset carry a recorded price, so no additional transactions can be ranked for this section.

NEIGHBORHOOD BREAKDOWN Christian Lane saw two transfers during the month: the priced sale at 45 Christian Lane on Oct. 2 and a second transfer at 219 Christian Lane on Oct. 22, in which Whately School House LLC and Freedom Credit Union were listed as sellers; price not yet available. The remaining eight transfers were each on separate streets: 30 Swamp Road (Oct. 30, seller UMassFive College Federal Credit Union, buyers Daniel V. and Dorothy V. Spadola); 142 North Street (Oct. 29, seller Susan Medlicott, buyer Whately Town Assessors); 173 River Road (Oct. 27, sellers Marylou E. DeFilippo, trustee, and Stephen P. Mikelis, trustee); 251 Long Plain Road (Oct. 22, seller Tanya T. Boardman, trustee); 12 Grass Hill Road (Oct. 16, sellers Florence Bank and Florence Savings Bank, buyer Mary E. Shanley); 243 State Road (Oct. 9, seller Donald J. Braman, buyer Amy Braman); and 236 Haydenville Road (Oct. 6, sellers Jodi R. Quintin, personal representative, and the estate of James N. Ross, to buyers Jodi R. Quintin, trustee, and Jodi E. Ross, trustee). One additional transfer recorded Oct. 30 did not list a street address; it involved the town of Whately's tax collector and Carolyn V. Hutkoski as sellers, with no buyer listed in the data reviewed. None of the nine have a recorded price yet.
