Sunderland Home Prices Range From $90,000 To $239,500 In October

SUNDERLAND -- Sunderland recorded 11 property transfers in October, but only three carried sale prices by this report, ranging from $90,000 to $239,500. More than half of the month's transfers listed a bank or credit union as either buyer or seller.

MARKET OVERVIEW Eleven deeds were recorded in Sunderland from Oct. 2 through Oct. 31. Of those, three carried a sale price, ranging from $90,000 to $239,500, with a median of $100,000 among the three. One additional transfer, at 243 North Main St, was recorded for nominal consideration under $10,000 and is excluded from these figures because it is not a market sale. The remaining seven transfers have no price yet; sale prices for those typically post to the registry within about a week of recording. Because eight of 11 recorded transfers lack pricing data, the raw count of 11 should not be read as a measure of market activity on its own.

TOP SALES 11 School St sold for $239,500 on Oct. 15. The seller was listed as Greenfield Savings Bank, trustee, and the Kathleen M. Keroack Revocable Trust; the buyer was Ian Pettys. 370 Montague Rd, Unit G, in the Pond Ridge Condo complex sold for $100,000 on Oct. 7. The sellers were listed as G Pond Ridge Condo and Jillian A. Miller; the buyer was Cornerstone Bank. 231 Plumtree Rd sold for $90,000 on Oct. 26. The seller was listed as Norma Campbell; the buyer was Florence Bank. No other transfers in October's dataset carried a recorded sale price.

NEIGHBORHOOD BREAKDOWN No street in October's dataset had more than one priced sale, so transfers are grouped by price tier. Under $150,000: 231 Plumtree Rd ($90,000) and 370 Montague Rd, Unit G ($100,000). $150,000 to $500,000: 11 School St ($239,500). No sales above $500,000 were recorded this month. MARKET NOTES Seven of October's 11 recorded transfers listed a bank or credit union as grantor or grantee, more than half of the month's activity. Florence Bank, Cornerstone Bank and UMassFive College Federal Credit Union appeared as buyers on 231 Plumtree Rd, 370 Montague Rd Unit G and 56 Kulessa Cross Rd, respectively. PeoplesBank, Greenfield Savings Bank (twice) and Franklin First Federal Credit Union appeared as sellers on 43 Country Ln, 82 North Silver Ln, 105 Falls Rd and 4 North Plain Rd. None of those seven transfers carried a recorded price in this dataset. Among the three priced sales, 370 Montague Rd Unit G was identified as a condominium unit within the Pond Ridge Condo complex; the other two priced sales were listed by street address only, with no indication of property type beyond that. No square footage or bedroom/bathroom data was available for any property in this dataset.
