Warwick's Top Sale Tops $500,000 While Two Deeds Close Below $400,000

WARWICK -- Nine property transfers were recorded in Warwick's registry of deeds over the past month, led by a $500,001 sale on Hockanum Road, though most of the period's transactions have yet to show a price in registry records.

MARKET OVERVIEW Nine property transfers were recorded in Warwick between Sept. 11 and Oct. 10. Three carried a recorded sale price, ranging from $235,000 to $500,001, with a median of $395,000 among those three. The remaining six transfers had no price on file as of this report, which is typical for recently recorded deeds and usually reflects a lag of about a week before the registry's consideration data is updated, not a withheld figure. Based on the raw count alone, nine recorded transfers in a four-week span is a busy stretch for Warwick.

TOP SALES The month's highest-priced transaction was 165 Hockanum Road, which sold for $500,001 on Sept. 25. The sellers were Cole Oliver Matthews and Emily Kate Matthews; the deed lists Better Mortgage Corp. and Mortgage Electronic Registration Systems Inc. as buyer.

The second-highest recorded sale was 16 South Holden Road, which sold for $395,000 on Sept. 15. The sellers were Jean B. Haskell and Claire F. Michaels; the buyer was Sudipto Sarkar, trustee of the Sudipto Sarkar Family Trust.

The third was 611 Orange Road, which sold for $235,000 on Oct. 5. The sellers were Amanda B. Mankowsky and Michael J. Mankowsky; the buyer was Greenfield Cooperative Bank.

The remaining six recorded transfers, at 851 Wendell Road, an unaddressed Warwick parcel, 95 Shepardson Road, and three additional deeds tied to South Holden Road, had no price available at the time of this report.

NEIGHBORHOOD BREAKDOWN South Holden Road was the busiest address cluster of the month: four of the nine recorded transfers, all dated Sept. 15, involve that street, listed variously as 16 South Holden Road, 16 So Holden Road, 16 S Holden Road and 14 South Holden Road. Sellers across those four deeds include Jean B. Haskell, Claire F. Michaels, Claire Farley Michaels and Karin Shepardson, trustee of the Karin Shepardson Family Trust; Sudipto Sarkar, trustee of the Sudipto Sarkar Family Trust, is named as buyer on two of the four. Only one of the four, at $395,000, has a recorded price so far.

Among the three transfers with a recorded price, two fall under $400,000: 611 Orange Road at $235,000 and 16 South Holden Road at $395,000. One, 165 Hockanum Road at $500,001, is in the $500,000-and-up tier. The remaining five transfers, at 851 Wendell Road, 95 Shepardson Road, one unaddressed Warwick parcel and two further South Holden Road deeds, do not yet have price data to sort into a tier.

MARKET NOTES Four of the nine transfers in this dataset list a bank, mortgage company or the town itself as grantor or grantee rather than an individual seller and buyer: Federal National Mortgage Association (by attorney) at 851 Wendell Road, Greenfield Cooperative Bank as buyer at 611 Orange Road, TD Bank N.A. as seller at 95 Shepardson Road, and the Warwick Town Treasurer as seller on the unaddressed parcel bought by Darrell G. and Karen E. Cleveland.

Two of the South Holden Road transfers, at 16 and 14 South Holden Road, name the Sudipto Sarkar Family Trust as buyer, a structure commonly used for family property transfers. Bed, bath and square-footage figures were not available in the deed data for any transfer this period.
