Two priced sales in Leverett span $45,000 to $318,750 range

LEVERETT -- Fourteen property deeds were recorded in Leverett between Aug. 21 and Sept. 19, but sale prices had posted for just two of them by the time records were pulled, leaving most of the month's activity still to be priced.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 14 transfers in Leverett during the period. Of those, two carried a sale price so far: $45,000 and $318,750, for a full range of $45,000 to $318,750. The midpoint of those two figures is $181,875, but that number reflects only two of 14 recorded transfers and should not be read as a market-wide median. Prices for the remaining 12 sales are not yet available; sale prices typically post to the registry within about a week of recording, so most of this period's transactions should have pricing data by early October. Based on deed count alone, 14 transfers in a four-week window is a notable volume for a town the size of Leverett.

TOP SALES With only two of 14 recorded sales carrying a price, a full top-sales ranking isn't possible this period. The highest-priced transfer recorded was 102 Dudleyville Road, which sold for $318,750 on Sept. 9; sellers Geneva I. Olcott and Nathan Z. Mondschein transferred the property to Florence Bank. The second-priced transfer was 16 Juggler Meadow Road, which sold for $45,000 on Sept. 9; sellers Noah and Hannah Paessel transferred the property to UMassFive College Federal Credit Union. The remaining 12 recorded transfers, listed below by street, had no price posted as of this report.

NEIGHBORHOOD BREAKDOWN Three streets each saw three recorded deed transfers this period. On Depot Road, transfers were recorded at 100 Depot Road, 38 Depot Road and 112 Depot Road. On Dudleyville Road, transfers were recorded at 102 Dudleyville Road (two separate deeds recorded the same day, Sept. 9) and 120 Duddleyville Road. On North Leverett Road, transfers were recorded at 363 North Leverett Road (two separate deeds recorded the same day, Aug. 24) and 158 North Leverett Road. Single transfers were also recorded on Amherst Road, Long Hill Road, Teawaddle Hill Road and Montague Road.

MARKET NOTES A majority of this period's recorded deeds list a bank or credit union as either the seller or the buyer: UMassFive College Federal Credit Union, Greenfield Savings Bank, Citizens Bank NA, Franklin First Federal Credit Union, Member Advantage Mortgage LLC, Polish National Credit Union, Greenfield Cooperative Bank, Bank of America NA and Florence Bank all appear as a party on one or more deeds. That pattern, along with the two addresses (102 Dudleyville Road and 363 North Leverett Road) that each had two deeds recorded on the same day, is consistent with mortgage-related transfers rather than typical buyer-to-seller market sales; the deed data does not indicate the reason for any individual transfer. One recorded transfer, at 50 Teawaddle Hill Road, moved the property between family members: sellers Mark L. and Daniel L. Dindal transferred to Daniel L. Dindal. No beds, baths or square footage figures are available from deed records for this period.
