Deerfield Deed Prices Span $110,000 to $460,750 in Late Summer

DEERFIELD -- Nine deeds were recorded for Deerfield properties between Aug. 21 and Sept. 19, with prices on file ranging from $110,000 to $460,750. A notable share of the recorded buyers were banks and credit unions rather than individual homeowners.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded nine property transfers involving Deerfield addresses during the period. Of those, five carried a listed sale price, ranging from $110,000 to $460,750, with a median of $225,000. The remaining four transfers had no price on file as of this report; that is typical for recently filed deeds and reflects a lag in the registry's data rather than any withholding by the parties involved. Nine recorded transfers over four weeks is a small sample for a town the size of Deerfield, and it limits any broader conclusions about market direction this period.

TOP SALES

The highest-priced recorded transaction was 136 North Main St., which sold for $460,750 on Aug. 26. The seller was listed as Lisa Keifer and Joseph Rinaldi III; the buyer was listed as HMA Mortgage and Mortgage Electronic Registration Systems Inc.

117 North Main St. sold for $282,000 on Aug. 24. The seller was listed as Properties LLC; the buyer was Greenfield Savings Bank.

24 Grey Oak Lane sold for $225,000 on Aug. 24. The sellers were listed as Kathleen T. Zilch and Jeffrey P. Zilch; the buyer was Hanscom Federal Credit Union.

72 Stillwater Road, Unit A, Pine Tree Acre Condominium, sold for $139,900 on Aug. 25. The seller was listed as Gary A. Newcomb; the buyer was Greenfield Cooperative Bank.

34 Elm St. sold for $110,000 on Aug. 24. The seller was listed as Joseph W. Fistes; the buyer was listed as Leader Bank NA and Mortgage Electronic Registration Systems Inc.

NEIGHBORHOOD BREAKDOWN

North Main Street accounted for two of the nine recorded transfers this period: 136 North Main St. ($460,750) and 117 North Main St. ($282,000), the two highest-priced sales on record.

Stillwater Road also had two recorded transfers, both tied to the Pine Tree Acre Condominium complex and both dated Aug. 25: Unit A, which sold for $139,900, and Unit E, for which no price is yet on file. Both listed Gary A. Newcomb among the sellers.

By price tier among the five sales with recorded figures: one sale was under $150,000 (34 Elm St. and 72 Stillwater Road Unit A), two fell between $150,000 and $300,000 (24 Grey Oak Lane and 117 North Main St.), and one exceeded $300,000 (136 North Main St.).

The remaining transfers, 78 Whately Road, a parcel with no street address listed in the registry data, and 72 Stillwater Road Unit E, had no recorded price as of this report.

MARKET NOTES

Several of the recorded transfers listed a bank, credit union, or mortgage-registration entity as the buyer rather than an individual: Greenfield Savings Bank, Greenfield Cooperative Bank, Hanscom Federal Credit Union, Leader Bank NA, HMA Mortgage and Mortgage Electronic Registration Systems Inc. all appear as grantees among the nine deeds. That pattern is common in deed data and reflects the mix of transaction types the registry records, not necessarily traditional owner-to-owner home sales.

One transfer, at 78 Whately Road, listed the seller as the estate of Winifred Wong, with no buyer or price yet on file. One recorded deed listed no specific street address within Deerfield.
