Two Priced Sales Bookend Wide Gap in Gill Home Values This Month

GILL -- Eight properties changed hands in Gill between Sept. 18 and Oct. 17, but recorded sale prices were available for only two of them, ranging from $37,226 to $354,200, leaving most of the period's market activity still to be reflected in registry data.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded eight property transfers in Gill during the period. Of those, two carried a recorded sale price: $354,200 and $37,226. The midpoint of those two figures is $195,713, but because six of the eight sales have not yet posted a price, that figure should not be read as a representative median for the full month. With only two of eight sales showing prices, the raw count alone offers limited insight into whether the period was more or less active than usual; the remaining six prices are expected to appear in registry records in the coming days.

TOP SALES The highest-priced recorded sale was 291 Mountain Rd., which sold Oct. 8 for $354,200. The sellers were Ethan A. Buhl and Caroline R. Dormer; the buyers were listed as Nexus Nova LLC and Rosegate. Bed, bath and square footage figures were not available from the deed record.

The only other sale with a recorded price was 7 Grove St., which sold Sept. 28 for $37,226. The seller was listed as Matthew P. Gibson (recorded in one instance as Matthew Gibson); the buyers were Lakeview Loan Servicing LLC and Dart Collateral Manager LLC.

The remaining six sales, at 10 Main Rd., an unaddressed Gill parcel, 202 Main Rd., 464 Main Rd., 21 Walnut St. and 27 Mountain Rd., do not yet have recorded prices in the registry data.

NEIGHBORHOOD BREAKDOWN Main Road accounted for three of the eight sales: 10 Main Rd. (sold Oct. 8, seller Pennymac Loan Services LLC, buyer Daniel S. Siano), 202 Main Rd. (sold Sept. 29, seller listed as Alison Crochier/Allison Crochier) and 464 Main Rd. (sold Sept. 29, sellers Astrid Burke and Trey Jones). None of the three has a recorded price yet.

Mountain Road had two sales: 291 Mountain Rd. ($354,200, the month's top recorded sale) and 27 Mountain Rd. (sold Sept. 18, sellers Eugene M. Milewski and Laura A. Milewski, price not yet available).

Grove Street and Walnut Street each had one sale. The Grove Street sale ($37,226) is detailed above. The Walnut Street sale, at 21 Walnut St., sold Sept. 25; the sellers were recorded as the estates of Alyce M. Nadeau and Alice M. Nadeau, and the buyer was Janet A. Nadeau, indicating a transfer within the same family. One additional sale had no street address in the data, listing the seller as the Gill Town Treasurer and the buyer as Michael J. Gexler, sold Oct. 7; price not yet available.

MARKET NOTES Two of the eight recorded transfers involved loan-servicing or collateral-management entities as either buyer or seller: Pennymac Loan Services LLC sold 10 Main Rd., and Lakeview Loan Servicing LLC and Dart Collateral Manager LLC bought 7 Grove St. Both transactions are consistent with lender-involved transfers, though the deed data does not specify further details. The Walnut Street transfer involved parties sharing the Nadeau surname on both the seller (estate) and buyer side. The Gill Town Treasurer appeared as seller on one parcel, a pattern consistent with a municipal or tax-related transfer.
