HAWLEY -- Five properties changed hands in Hawley between Aug. 21 and Sept. 19, but registry data shows a recorded sale price for only two of them. The high end of that pair, a $99,500 sale on East Road, marked the period's priciest recorded transfer.

MARKET OVERVIEW

Franklin County Registry of Deeds records show five Hawley property transfers recorded during the period. Sale prices have posted for two of those five: $70,000 and $99,500, a range of $29,500. The median of the two recorded prices is $84,750. The other three transfers, at 26 Savoy Road, 25 Middle Road and 324 East Hawley Road, do not yet show a recorded price; that is typical of deed data, where consideration amounts often post to the registry within about a week of recording, and it does not indicate the price was withheld. Five recorded sales is the total for the period; the data on hand does not include a prior-period count to judge whether that represents an active or quiet stretch for Hawley.

TOP SALES

26 East Road sold for $99,500 on Sept. 15, the period's highest recorded price. Michael Pida sold the property to Jodi Shaw. Bed, bath and square-footage figures were not available from deed records.

81 Middle Road sold for $70,000 on Aug. 24. Duncan W. Gillan and Ruth S. Gillan, listed as trustees, sold the property to Polish National Credit Union.

The remaining three transfers in the period, 26 Savoy Road (sold Sept. 9), 25 Middle Road (sold Sept. 8) and 324 East Hawley Road (sold Aug. 28), do not yet carry a recorded sale price and are not ranked here.

NEIGHBORHOOD BREAKDOWN

Middle Road accounted for two of the five transfers: 25 Middle Road, sold Sept. 8 by Charles R. MacLean and Paula J. MacLean, and 81 Middle Road, sold Aug. 24 by the Gillan trustees to Polish National Credit Union for $70,000. No other street had more than one recorded sale in the period; East Road, Savoy Road and East Hawley Road each saw a single transfer. By price tier, the two transactions with recorded amounts both fall under $100,000, at $70,000 and $99,500.

MARKET NOTES

Two of the five transactions involved a credit union as a party. Umassfive College Federal Credit Union sold 26 Savoy Road to Eli Dwight; the price for that sale has not yet posted. Polish National Credit Union was the buyer at 81 Middle Road, purchasing from Duncan W. Gillan and Ruth S. Gillan as trustees, a trust-held property. Bed, bath and square-footage figures were not available in deed records for any of the five properties, so no price-per-square-foot comparison could be made.
