Eleven property transfers were recorded in Northfield between Aug. 21 and Sept. 19, but only two carried a sale price so far: $31,000 for 37 W. Northfield Rd. and $65,000 for 213 Birnam Rd., putting the disclosed range at $31,000 to $65,000 with a median of $48,000 based on those two figures.

NORTHFIELD -- Eleven property transfers were recorded at the Franklin County Registry of Deeds for Northfield between Aug. 21 and Sept. 19, but sale prices have posted for only two of them so far, limiting a full read on the month's market.

MARKET OVERVIEW

The registry recorded 11 transfers in the period. Of those, two carry a recorded sale price: $31,000 and $65,000, putting the disclosed price range at $31,000 to $65,000 with a median of $48,000. The other nine transfers have not yet had a price reach the registry's data, which is common and typically resolves within about a week of recording. Because only two of 11 transfers have pricing so far, the $48,000 median reflects just those two figures and should not be read as representative of the broader month. The raw count of 11 recorded transfers is higher than a typical three or four reported in many monthly roundups, but a sizable share of this batch involves banks or lending entities as either grantor or grantee, which limits how much the volume alone says about buyer and seller activity in the traditional home-sale sense.

TOP SALES

The two transfers with recorded prices are: 213 Birnam Rd., which recorded Sept. 2 for $65,000, with sellers Ronald G. Barfitt and Evelyn G. Barfitt and buyers listed as Traders Trust Co. and T Bank; and 37 W. Northfield Rd., which recorded Aug. 31 for $31,000, with sellers Andrew W. Chapman and Laura E. Chapman and buyer Greenfield Cooperative Bank. Bed, bath and square-footage figures were not available from the deed records for either property. The remaining nine recorded transfers, including properties on Hinsdale Road, Millers Falls Road and Old Turnpike Road, do not yet show a price and cannot be ranked among top sales until that data posts.

NEIGHBORHOOD BREAKDOWN

Birnam Road accounted for two transfers in the period: 213 Birnam Rd. ($65,000) and 21 Birnam Rd., which recorded Aug. 21 with Greenfield Cooperative Bank as seller and David M. Johnson Sr. and Judith L. Johnson as buyers, price not yet available. Hinsdale Road also had two transfers, both involving Farm Credit Leasing Services Corp. as seller: 98 Hinsdale Rd., recorded Sept. 1 with Nourse Farms Inc. as buyer, and 118 Hinsdale Rd., recorded Aug. 25 with Nourse Farms Inc. and Nourse Realty LLC as buyers. Neither has a recorded price yet. Millers Falls Road had two transfers as well: 952 Millers Falls Rd., recorded Aug. 25 with sellers Jamie S. Matosky and Kayla J. Matosky and no buyer listed in available records, and 459 Millers Falls Rd., recorded Aug. 21 with seller Greenfield Cooperative Bank and buyers Laura Turner and Jason Turner. Both are price not yet available. The remaining transfers, at 34 Hamilton Dr., 77 Old Turnpike Rd., 529 South Mountain Rd. and an additional Northfield parcel without a listed street address, are each on separate streets with no recorded price yet.

MARKET NOTES

Several transfers in this period list a bank or lending institution as either the grantor or grantee rather than an individual buyer and seller exchanging a home: Greenfield Cooperative Bank appears as seller on two transfers (459 Millers Falls Rd. and 21 Birnam Rd.) and as buyer on one (37 W. Northfield Rd.); Greenfield Savings Bank is listed as buyer on 529 South Mountain Rd.; and Wells Fargo Bank NA and Freedom Mortgage Corp. are listed as sellers on 34 Hamilton Dr. with no buyer given in available records. Separately, Farm Credit Leasing Services Corp. transferred three Hinsdale Road-area parcels, including one listed without a street address, to Nourse Farms Inc. and an affiliated Nourse Realty LLC within the period, all three still without recorded prices. No square-footage or bedroom/bathroom data was available for any property in this batch, so no price-per-square-foot comparison could be made. Property type (single-family, condominium or multi-family) was also not specified in the deed records and cannot be inferred from street addresses or parcel descriptions.
