Three priced Whately sales span $65,000 to $100,000 this period

WHATELY -- Franklin County Registry of Deeds recorded 14 property transfers in Whately between Sept. 11 and Oct. 10, but only three carry a sale price so far, the rest pending the registry's typical data lag of about a week.

MARKET OVERVIEW Fourteen sales were recorded in the period. Of those, three have a recorded price, ranging from $65,000 to $100,000, with a median of $70,000. Eleven of the 14 sales do not yet show a price in the data. Based on the raw count of 14 recorded deeds, the period was active by volume, though the sparse pricing data limits any read on value trends until the remaining figures post.

TOP SALES The highest-priced recorded sale was 45 Christian Lane, which sold for $100,000 on Oct. 2. Paul M. Gray and Sheri A. Gray were the sellers; Freedom Credit Union was the buyer. A Whately property (street address not specified in the data) sold for $70,000 on Sept. 21; Ashlee B. Haslett and Ethan Haslett were the sellers, and Greenfield Cooperative Bank was the buyer. 55 Egypt Road sold for $65,000 on Sept. 29; Robert W. Driscoll and Suzanne L. Beck were the sellers, and Florence Bank was the buyer. Bed, bath and square-footage figures were not available from the deed records for any of these sales.

NEIGHBORHOOD BREAKDOWN River Road saw the most activity of any street, with three recorded transfers: 3 River Road and 7 River Road, both sold Sept. 18 with Debilitating Medical Condition[s] Treatment Centers Inc. as seller, and 145 River Road, sold Sept. 17 from the estate of Laura Roy to Mischa Roy Epstein. State Road had two transfers, at 226 State Road (Sept. 25) and 146 State Road (Sept. 11). Chestnut Plain Road also had two, at 82 Chestnut Plain Road (Sept. 24) and 74 Chestnut Plain Road (Sept. 21). None of the sales on River Road, State Road or Chestnut Plain Road have a recorded price yet. Of the three sales with a price, none share a street.

MARKET NOTES All three sales with a recorded price so far involved a bank or credit union as a party to the deed: Freedom Credit Union and Florence Bank as buyers, and Greenfield Cooperative Bank as a seller in one transaction and a buyer in another (92 Masterson Road, Sept. 23, to Kevin Komosa and Kevin C. Komosa). Separately, several of the 14 recorded transfers were between trusts, estates or family members rather than sales to a new, unrelated buyer: 105 Webber Road (Michael A. Busa to Michael A. Busa, trustee), 82 Chestnut Plain Road (Roger M. Kennedy Revocable Trust to Roger M. Kennedy, trustee), 74 Chestnut Plain Road (Michelle K. Whitney Family Trust to Michelle K. Whitney, trustee), 145 River Road (the estate of Laura Roy to Mischa Roy Epstein), 9 Long Plain Road (Marc A. Labrecque, trustee, to Joanne M. Labrecque, trustee) and 146 State Road (Kyle J. Monahan to Kyle J. Monahan and Susan J. Monahan).
