Three priced sales range from $50,000 to $250,000 in New Salem

NEW SALEM -- Eleven deeds were recorded in New Salem between Sept. 18 and Oct. 17, but sale prices were available for only three of those transactions, leaving most of the month's market activity still to be reflected in registry data.

MARKET OVERVIEW Eleven sales were recorded in New Salem during the period. Of those, three carry a recorded sale price, ranging from $50,000 to $250,000, with a median of $150,000 among the priced sales. The remaining eight transfers show no price yet in the registry; that is a routine data lag of about a week and not an indication that any party withheld the price. Based on the raw count alone, 11 recorded deeds represent a moderate level of activity for the town; there is no historical data provided here to say whether that is busier or quieter than typical.

TOP SALES 105 West St sold for $250,000 on Oct. 9. The seller was Zara Rae Dowling and the buyer was UMassFive College Federal Credit Union. 9 South Main St sold for $150,000 on Sept. 29. Sellers Michael D. Dupont and Stacy E. Senflug sold to Cornerstone Bank. 58 Whitaker Rd sold for $50,000 on Sept. 18. Sellers Thomas J. Carey and Theresa M. Carey sold to Athol Credit Union. Bed, bath and square-footage figures were not available from deed records for any of these transactions. All eight remaining transfers, including 84 Elm St, 76 Elm St, 124 North Prescott Rd, 21 Stone Hill Rd, 26 Whitaker Rd, 2 Fay Rd, 210 Wendell Rd and an unaddressed Fedorowicz family transfer, have no price yet recorded.

NEIGHBORHOOD BREAKDOWN Elm Street saw two transfers: 84 Elm St, sold by Jeremy Russell to Velocity Investments LLC, and 76 Elm St, a transfer among Alane P. Mallet as trustee, Tree House Holdings Real Estate Nominee Trust and the Taylor Family Trust. Neither carries a price yet. Whitaker Road also had two transfers: 26 Whitaker Rd, sold by Charly G. Alvarez and Darlene J. Alvarez as trustees, with no price yet available, and 58 Whitaker Rd, the $50,000 sale to Athol Credit Union noted above. By price tier, all three recorded sale prices fall under $500,000, ranging from $50,000 to $250,000. No sales above $500,000 have been recorded with a price so far this period.

MARKET NOTES All three transactions with recorded prices involved a financial institution as the buyer: UMassFive College Federal Credit Union, Cornerstone Bank and Athol Credit Union. The data does not indicate the reason for these transfers. Two transfers appear to be family or trust-related rather than open-market sales: 76 Elm St and 2 Fay Rd both list Alane Mallet, as an individual or trustee, moving property into the Taylor Family Trust. A separate transfer involving Robert M. and Carol Fedorowicz moved an unaddressed property into the Fedorowicz family's own trust. No price is listed for any of these, consistent with their appearance as internal family transfers.
