Three Priced Bernardston Sales Range From $50,000 to $182,000 in September

BERNARDSTON -- The Franklin County Registry of Deeds recorded 12 property transfers in Bernardston between Sept. 11 and Oct. 10, but only three carry a sale price so far, ranging from $50,000 to $182,000. Several of the recorded transfers involved banks or credit unions as either the seller or the buyer.

80 Merrifield Road sold for $182,000 on Sept. 21. The sellers were Olga Taran and Mihail Taran; the buyer was Luso Federal Credit Union.

163 Bald Mountain Road sold for $96,000 on Sept. 15. The sellers were Ryan J. Brazeau and Heather M. Brazeau; the buyer was Freedom Credit Union.

12 Bald Mountain Road sold for $50,000 on Sept. 14. The seller was Steven S. Hean; the buyers were Franklin First and Greylock FCU.

NEIGHBORHOOD BREAKDOWN

Bald Mountain Road saw the most activity of any street, with four of the 12 recorded deeds: 116 Bald Mt Rd and 116 Bald Mountain Rd (recorded the same day, Sept. 18, from different sellers), 163 Bald Mountain Rd ($96,000) and 12 Bald Mountain Rd ($50,000). Among the three sales with recorded prices, two fell under $100,000 (12 Bald Mountain Rd at $50,000 and 163 Bald Mountain Rd at $96,000) and one fell in the $100,000-$200,000 range (80 Merrifield Rd at $182,000). No price data is yet available for the remaining nine properties, which were spread across Cross Street, Turners Falls Road, Deane Road, West Mountain Road, Huckle Hill Road and Brattleboro Road, with no single street repeating among them.

Several of the recorded transfers involved financial institutions. Three deeds listed a bank, credit union or mortgage company as the seller: 20 Cross St (Greenfield Cooperative Bank to Bradley C. Three others listed a credit union as the buyer: 80 Merrifield Rd, 163 Bald Mountain Rd and 12 Bald Mountain Rd, the same three transactions for which a price has been recorded. Two deeds involved a trust: 24 Deane Rd (Ruby H. Rodgers Revocable Trust) and 24 Turners Falls Rd, which named two trustees, Zachary C. Wysocki and Dustin D. Gass, as buyers. No square-footage data is available for any property in this period, so no price-per-square-foot comparison can be made.
