Three disclosed Buckland sales this period span $20,000 to $310,000

BUCKLAND -- Franklin County Registry of Deeds records show seven property transfers in Buckland between July 24 and Aug. 22, but sale prices were disclosed in only three of those transactions. The disclosed sales ranged from $20,000 to $310,000.

The median of the disclosed sales was $155,000. 12 Williams St. sold for $20,000 on Aug. 4. The sellers were listed as Victoria J. Ward and Marjorie L. Ward; the buyers were Traders Trust Co. and T Bank.

The remaining four recorded transfers, at 21 Shepard Road, 11 Bray Road, 289 Ashfield Road and 143 Charlemont Road, had no sale price disclosed in the deed data.

NEIGHBORHOOD BREAKDOWN No two transfers in the period shared a street name; each of the seven properties sold on a different road. Among the three disclosed sales, all fell under $500,000, spanning $20,000 to $310,000. No disclosed sale exceeded $500,000 in this period.

MARKET NOTES Deed data show a mix of seller and buyer types beyond typical individual-to-individual sales. The Town of Buckland was the seller of record for 21 Shepard Road. Midland Funding LLC, a debt-purchasing entity, was the seller of 289 Ashfield Road, sold to Michael Smith. The 12 Williams Street transfer listed Traders Trust Co. and T Bank as buyers of a property sold for $20,000, well below the period's other disclosed prices. The Orcutt Hill Road sale involved a trust as seller, a pattern the deed data shows but does not explain.
