Sunderland Deed Filings Show Wide Price Gap Between Two Disclosed Sales

SUNDERLAND -- Ten property transfers were recorded in Sunderland between July 24 and Aug. 22, but only two of the deeds disclosed a sale price, and eight of the ten transactions listed a bank, mortgage servicer or credit union as either buyer or seller.

Ten sales were recorded during the period. Of those, two disclosed a sale price: $50,000 and $780,000, giving the period a full disclosed price range of $50,000 to $780,000. The median sale price, based on the two disclosed transactions, was $415,000. Eight of the ten recorded deeds listed no consideration amount, which the registry reports simply as price not disclosed. With disclosure limited to two of ten filings, the raw count of ten recorded transfers in a four-week span is the only volume indicator available here; the data set does not include a prior-period or town-wide baseline to say whether that pace was busy or slow.

TOP SALES

46 Old Amherst Rd. sold for $780,000 on July 30, the only sale in the period above $500,000. The seller was listed as Rents LLC; the buyers were Northpoint Mortgage Inc. and Mortgage Electronic Registration Systems Inc.

131 Plumtree Rd. sold for $50,000 on Aug. 12. The seller was Michael A. Zewski; the buyer was Greenfield Savings Bank.

These were the only two transfers in the data set with a disclosed sale price. The remaining eight recorded deeds, at 1 Berry Ln., 27 Brown Cross Rd., 203 N. Silver Ln., an unspecified Sunderland address, 24 Country Ln., 358 S. Silver Ln., 96 Russell St. and 68 Kulessa Cross Rd., did not disclose a sale price and cannot be ranked by price.

NEIGHBORHOOD BREAKDOWN

Silver Lane saw two transfers during the period: 203 N. Silver Ln. on Aug. 10, from Shellpoint Mortgage Servicing and NewRez LLC to Sandra L. Verrilli, and 358 S. Silver Ln. on July 27, from COM LLC and Mortgage Electronic Registration Systems Inc. to Paul F. and Pamela S. Spinale. Neither deed disclosed a price. No other street had more than one recorded transfer in this period.

By price tier, among the two disclosed sales: one fell under $500,000 (131 Plumtree Rd., $50,000) and one fell above $500,000 (46 Old Amherst Rd., $780,000). The remaining eight transfers, price not disclosed, cannot be assigned to a price tier.

Eight of the ten recorded transfers listed a bank, mortgage servicer or credit union as either the grantor or grantee: Greenfield Savings Bank (twice, as both buyer and seller in separate deeds), Bank of America N.A. and First American Mortgage Solutions LLC, UMassFive College Federal Credit Union, Shellpoint Mortgage Servicing and NewRez LLC, Northpoint Mortgage Inc. and Mortgage Electronic Registration Systems Inc., COM LLC and Mortgage Electronic Registration Systems Inc., and Massmutual Federal Credit Union. The deed data does not indicate the reason for each transfer, and none should be assumed.

One transfer, 24 Country Ln. on July 29, moved between trusts connected to the Bennett family: Richard O. and Cynthia A. Bennett, as trustees, to Taylor M. Guerra, as trustee, and the Cynthia Bennett Irrevocable Trust.

The only transfer in the period between two individuals with no bank, mortgage or trust entity listed was 96 Russell St. on July 27, from Una M. Miller to Bridget M. Hale; no price was disclosed.

Deed records for this period did not include bedroom, bathroom or square-footage figures for any property, so no price-per-square-foot comparison or property-type breakdown by unit size is possible.
