Shutesbury Home Sales Stay Below $120,000 In Recorded Prices This Period

SHUTESBURY -- Nine property transfers were recorded in Shutesbury between Aug. 21 and Sept. 19, 2026, but only three carried a sale price by the time records were reviewed, with the rest expected to post in the coming days.

MARKET OVERVIEW

Nine sales were recorded in the four-week period. Of those, three have a posted sale price so far, ranging from $35,000 to $117,314, with a median of $64,190. The remaining six sales have not yet had a price added to the registry, which typically appears within about a week of recording. Nine recorded transfers in four weeks is a modest sample for the town based on the raw count alone; no prior-period figures are available here for comparison.

TOP SALES

The highest-priced transaction recorded was 13 Great Pines Drive Ext., which sold for $117,314 on Sept. 11. The sellers were Gary and Patricia Jekanowski; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

The second-highest was 160 Wendell Road, which sold for $64,190 on Sept. 11. The sellers were Louis E. and Mary A. Raboin; the buyer was PeoplesBank.

The third was 542 West Pelham Road, which sold for $35,000 on Sept. 10. The seller was Tonio J. Sagan; the buyer was UMassFive College Federal Credit Union.

The remaining six sales, at 19 Kettle Hill Road, 273 Pelham Hill Road, 20 Lake Drive, 56 West Pelham Road, 110 Locks Pond Road and an unaddressed Shutesbury parcel, do not yet have a posted price and cannot be ranked among the top sales.

West Pelham Road had two transfers in the period: 542 West Pelham Road, which sold for $35,000 on Sept. 10, and 56 West Pelham Road, recorded Aug. 24, for which a price is not yet available.

The remaining seven sales were spread across separate streets, at 13 Great Pines Drive Ext., 160 Wendell Road, 19 Kettle Hill Road, 273 Pelham Hill Road, 20 Lake Drive, 110 Locks Pond Road, and one parcel recorded without a street address.

By price tier, all three sales with a posted price fell under $120,000. The six sales without a posted price cannot yet be sorted into a tier.

Several transactions in this period list a bank, credit union or mortgage company as either grantor or grantee rather than an individual buyer or seller.
