SHELBURNE -- Nine property transfers were recorded in Shelburne between Aug. 21 and Sept. 19, but only four carried a sale price by the time records were pulled, leaving the bulk of the period's dollar activity still to show up in registry data.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded nine Shelburne property transfers during the period. Of those, four included a sale price, ranging from $50,000 to $192,000, with a median of $80,000. The other five entries had no price yet recorded, which is typical for recently filed deeds and does not indicate the parties withheld the figure. Nine recorded transfers in a four-week span is a moderate count on its own; with more than half of prices still pending, a fuller read on the period's price trends will depend on data that has not yet posted.

TOP SALES The period's highest recorded sale was a $192,000 transfer in Shelburne that closed Sept. 15, with William M. Bridges as seller and Sayagi U Ba Khin Memorial Trust of Massachusetts Inc. as buyer; the deed record did not include a street address. The second-highest was 72 Mechanic St., which sold for $100,000 on Sept. 8; sellers were Stephanie Bellinger and Matt Larrabee, and the buyer was Greenfield Cooperative Bank. At 675 Patten Rd., Trevor L. Woodard sold the property for $60,000 on Aug. 25 to Franklin First Federal Credit Union and Greylock FCU. The lowest of the priced sales was 433 S. Shelburne Rd., which sold for $50,000 on Sept. 3; the sellers were James R. Herrera Tr. and Linda R. Herrera Tr., and the buyer was Citizens Bank NA.

NEIGHBORHOOD BREAKDOWN Patten Road had two recorded transfers: 675 Patten Rd. sold for $60,000, while 232 Patten Rd., sold Sept. 18 with Macrae B. Gould as seller, has no price on record yet. South Shelburne Road also had two transfers: 433 S. Shelburne Rd. sold for $50,000, and 439 South Shelburne Rd., sold Sept. 1, has no price on record yet. The remaining five transfers were spread across individual streets: 10 Wilson Graves Rd., 72 Mechanic St., 104 Old Village Rd., 34 Sears St. and the address-unlisted $192,000 sale.

By price tier among the four sales with recorded figures: two sold under $100,000 ($50,000 and $60,000), one sold at $100,000, and one sold above $100,000 ($192,000). The remaining five transfers, representing more than half of the period's recorded deeds, have no price yet on file.

MARKET NOTES A bank or credit union appears as buyer or seller in five of the nine transfers recorded during the period: Greenfield Cooperative Bank bought 72 Mechanic St., Citizens Bank NA bought 433 S. Shelburne Rd., Franklin First Federal Credit Union and Greylock FCU bought 675 Patten Rd., Greenfield Savings Bank sold 104 Old Village Rd., and Franklin First Federal Credit Union sold 34 Sears St. Deed records do not indicate the reason for these transfers.

Two transactions involved family trusts. The 433 S. Shelburne Rd. sale listed James R. Herrera Tr. and Linda R. Herrera Tr. as sellers. Separately, 439 South Shelburne Rd. transferred from John E. Taylor Tr. and the Gordon E. Taylor Testamentary Trust to James E. Taylor and John E. Taylor, a transfer within the same family name; no price is on record for that transaction. Deed records do not specify property type, so no single-family, condominium or multi-family breakdown is available for this period.
