Shelburne Home Prices Span $50,000 To $360,000 In September Deed Filings

SHELBURNE -- Eleven properties changed hands in Shelburne over the past month, according to Franklin County Registry of Deeds records, with recorded prices ranging from $50,000 to $360,000 and a median of $192,000 among the five sales with prices on file so far.

MARKET OVERVIEW Registry records show 11 property transfers in Shelburne between Aug. 28 and Sept. 26. Five of those carried a recorded sale price, ranging from $50,000 to $360,000, with a median of $192,000. The remaining six transfers had not yet had a price recorded at the registry as of this report; sale prices typically appear in the registry's data within about a week of a deed being filed, so the absence of a price on these six is expected and not necessarily unusual. At 11 recorded transfers, the four-week period reflects moderate activity for a small town like Shelburne, based on the volume of deeds alone; without a longer run of comparable data, it is not possible to say whether that volume is high or low for the town.

TOP SALES The largest transaction was 1105 Mohawk Trail, which sold for $360,000 on Sept. 24. Arrowhead Shops Inc sold the property to Mohawk LLC. At 194 Peckville Road, Thomas Avery and Shelley R. Avery sold to Greenfield Cooperative Bank for $249,000 on Sept. 21. A Shelburne property, listed in registry records without a specific street address, sold for $192,000 on Sept. 15, with William M. Bridges as seller and the Sayagi U Ba Khin Memorial Trust of Massachusetts Inc as buyer. At 72 Mechanic Street, Stephanie Bellinger and Matt Larrabee sold to Greenfield Cooperative Bank for $100,000 on Sept. 8. And at 433 South Shelburne Road, James R. Herrera and Linda R. Herrera, as trustees, sold to Citizens Bank NA for $50,000 on Sept. 3.

NEIGHBORHOOD BREAKDOWN Three streets each saw two recorded transfers this period. Patten Road had two: 291 Patten Road and 232 Patten Road, neither with a recorded price yet. Mechanic Street had two: 35 Mechanic Street, price not yet available, and 72 Mechanic Street at $100,000. South Shelburne Road, under two slightly different address renderings, also had two: 433 South Shelburne Road at $50,000 and 439 South Shelburne Road, price not yet available.
