Two Reported Ashfield Sales Bracket Price Range At $174,000 To $200,000

ASHFIELD -- Eleven property transfers were recorded in Ashfield over the past four weeks, but sale-price information has reached the registry for only two of them so far: $174,000 and $200,000.

MARKET OVERVIEW Eleven sales were recorded in Ashfield between Aug. 28 and Sept. 26, according to Franklin County Registry of Deeds records. Of those, two carry a recorded sale price so far, $174,000 and $200,000, for a median of $187,000. The remaining nine sales are listed as price not yet available, which typically means the consideration amount has not yet reached the registry, not that a price was withheld. The registry data provided does not include figures from prior periods, so the raw count of 11 transfers cannot be compared to past months.

TOP SALES Only two of the month's 11 transfers include a recorded price, so both are listed below.

The highest-priced transaction was 297 Cummington Road, which sold for $200,000 on Sept. 18. The sellers were Matthew Robert Bousquet and Liza Bousquet; the deed lists CrossCountry Mortgage LLC and Mortgage Electronic Registration Systems Inc. as grantee, indicating the recorded transfer involved a mortgage lender rather than an individual buyer.

The second sale was 229 Creamery Road, which sold for $174,000 on Sept. 21. Brianna Dupree and Bruce Dupree were the sellers; Raymond M. Gray and Marsha A. Gray were the buyers.

Prices for the other nine recorded transfers, including sales on Spruce Corner Road, Williamsburg Road, Buckland Road, Bug Hill Road, Lilliput Road, Apple Valley Road and two additional Creamery Road parcels, had not reached the registry as of this writing.

NEIGHBORHOOD BREAKDOWN Creamery Road saw three separate transfers during the period, more than any other street: 46 Creamery Road (Sept. 9), 229 Creamery Road (Sept. 21) and 286 Creamery Road (Sept. 23). Only the 229 Creamery Road sale has a recorded price, $174,000.

The remaining eight transfers were spread across Spruce Corner Road, Williamsburg Road, Cummington Road, Buckland Road, Bug Hill Road, Lilliput Road, Apple Valley Road and one Ashfield property without a specific street address listed in the data, one transfer each.

Both recorded prices, $174,000 and $200,000, fell under $500,000. No transfer in the period carried a recorded price above that level, though pricing for most of the month's sales remains outstanding.

Miner and Thomas J. Miner; PeoplesBank transferred 46 Creamery Road to Rory P. Keogh; UMassFive College Federal Credit Union transferred 42 Lilliput Road to Thomas R. McChesney and Berkeley B. McChesney; and Justin L. Sherman transferred 343 Apple Valley Road to Rocket Mortgage LLC.

Two transfers listed the same individuals as both grantor and grantee: Danae Marie Olsen appears as sole seller and as a buyer alongside William R. Abt at 1531 Williamsburg Road, and Cariel Klein and Stacy Klein appear as both sellers and buyers at 222 Buckland Road. A third transfer, at 60 Bug Hill Road, moved between trustees George A. Allard Jr. and Karen A. Allard. These patterns are consistent with family, trust or estate transfers.
