COLRAIN -- Six deeds recorded in Colrain between Sept. 4 and Oct. 3, but only two of those transactions carried a sale price in registry records so far, with the highest at $100,000.

MARKET OVERVIEW Six deeds were recorded in Colrain during the period, Sept. 4 through Oct. 3. Of those, two have a recorded sale price: $12,500 and $100,000. The median of those two recorded prices is $56,250. The remaining four sales show no price yet; that typically reflects a data lag at the registry of roughly a week rather than a withheld price. Ethan O'Brien sold to Ethan O'Brien. The remaining four recorded sales, at 221 Thompson Road, 341 Main Road, 105 Hillman Road and 224 Ed Clark Road, do not yet have a recorded price and cannot be ranked among the period's top transactions.

NEIGHBORHOOD BREAKDOWN The six sales were spread across six different streets, Thompson Road, Main Road, Stranahan Drive, Hillman Road, Ed Clark Road and an address identified only as Colrain, with no two sales recorded on the same street this period. By price tier, both sales with a recorded price, $12,500 and $100,000, fall under $500,000. The four sales without a recorded price cannot yet be placed into a price tier.

MARKET NOTES Several of the period's deeds involved related parties rather than unrelated buyers and sellers. The 105 Hillman Road transfer moved from W.
