SHELBURNE -- Twelve properties changed hands in Shelburne between Sept. 11 and Oct. 10, according to records filed with the Franklin County Registry of Deeds, but only four of those transactions carried a recorded sale price by the time this report was compiled.

MARKET OVERVIEW

The four sales with recorded prices ranged from $105,650 to $249,000, with a median of $196,000. The remaining eight transactions in the dataset showed no price in registry records; that is typical of deed filings, where consideration amounts often take about a week longer to appear than the deed itself. With 12 recorded transfers for the period, the raw count reflects typical activity for a town of Shelburne's size, but the sparse pricing data makes it difficult to characterize overall market direction this period.

TOP SALES

The highest-priced recorded sale was 194 Peckville Road, which sold for $249,000 on Sept. 21. The seller was listed as Thomas Avery and Shelley R. Avery; the buyer was Greenfield Cooperative Bank.

353 South Shelburne Road sold for $200,000 on Oct. 2. The sellers were Linda D. Cardea and Linda D. Umstatter; the buyer was Franklin First Federal Credit Union.

A Shelburne property, listed in registry records without a street address, sold for $192,000 on Sept. 15. The seller was William M. Bridges; the buyer was Sayagi U Ba Khin Memorial Trust of Massachusetts Inc.

247 Main Street sold for $105,650 on Sept. 30. The seller was Kyle Canepari; the buyers were COM LLC and Dart Collateral Manager LLC.

Bed, bath and square-footage figures were not available from deed records for any of the sales above.

NEIGHBORHOOD BREAKDOWN

Patten Road was the only street with more than one recorded transfer during the period: 291 Patten Road (Sept. 23) and 232 Patten Road (Sept. 18), neither with a recorded price yet. The remaining sales were spread across Mohawk Trail, Main Street, South Shelburne Road, Barwells Ferry Road, Skinner Road, Mechanic Street, Frank Williams Road, Peckville Road, Wilson Graves Road and one property listed without a street address.

Among the four sales with recorded prices, one fell below $150,000 (247 Main St., $105,650), two fell between $150,000 and $225,000 ($192,000 and $200,000), and one exceeded $225,000 (194 Peckville Road, $249,000).

MARKET NOTES

Two of the 12 transfers moved a property from an individual into a trust bearing that same person's or family's name: 35 Mechanic Street, from Jessica F. Murrow to the Jessica F. Murrow Trust, and 291 Patten Road, from Craig Latham and Susan F. Durkee to the Craig Latham Investment Trust and the Susan F. Durkee Investment Trust. These are same-family trust transfers; deed records do not indicate the reason behind them.

Five of the 12 deeds listed a bank, credit union or mortgage-registration entity as either grantor or grantee: 1105 Mohawk Trail (Operative Bank to Arrowhead Shops Inc), 353 South Shelburne Road (to Franklin First Federal Credit Union), 77 Skinner Road (Mortgage Electronic Registration Systems Inc and Franklin First Federal Credit Union to Edmund J. Demers Jr. and Cynthia M. Demers), 120 Frank Williams Road (T Bank to Peter B. Williams and Faith Lally Williams), and 194 Peckville Road (to Greenfield Cooperative Bank). Deed records do not specify why a financial institution appears on these transfers.

Bed, bath, square footage and property-type data were not available from deed records for any transaction in this period, so no price-per-square-foot or housing-type comparison can be made.
