Sale Prices Remain Unavailable for All 12 Leverett Property Transfers in September

LEVERETT -- Twelve deeds were recorded in Leverett between Sept. 11 and Oct. 10, 2026, but not one of them had a sale price posted at the Franklin County Registry of Deeds by the time this report was compiled.

5 Dudleyville Rd., recorded Sept. 15: seller Greenfield Cooperative Bank, buyers James W. Cooksy and Anne Louise White.

92 Dudleyville Rd., recorded Sept. 15: seller UMassFive College Federal Credit Union, buyer Richard P. Nathhorst.

2 Hannabrooke Dr., recorded Sept. 17: sellers Florence Bank and Florence Savings Bank, buyers David J. Poole and Holly G. Lynton.

38 Depot Rd., recorded Sept. 11: seller UMassFive College Federal Credit Union, buyers William E. Stewart and Sarah E. Dolven.

NEIGHBORHOOD BREAKDOWN Dudleyville Road had two recorded transfers, at Nos. 5 and 92, both involving credit union or bank sellers. Long Plain Road also had two, at Nos. 89 and 327. Depot Road had two, at Nos. 38 and 100. Teawaddle Hill Road and Teawaddle Road together accounted for three recorded deeds, all involving the Thomas B. Daniels Revocable Trust as a party. The remaining transfers, at 2 Laurel Hill Dr. and 16 Old Long Plain Rd., did not share a street with any other recorded deed this period.

MARKET NOTES Four of the 12 recorded transfers, at 89 Long Plain Rd., 5 Dudleyville Rd., 92 Dudleyville Rd. and 38 Depot Rd., listed a bank or credit union as the seller: Brightbridge Credit Union, Greenfield Cooperative Bank, and UMassFive College Federal Credit Union (twice). A fifth, 2 Hannabrooke Dr., listed Florence Bank and Florence Savings Bank as sellers. That means five of the period's 12 transfers, roughly 40%, had a financial institution on the seller side of the deed.

One transfer, at 16 Old Long Plain Rd., listed Rocket Mortgage LLC as the buyer rather than an individual, with sellers Claricio Valdez Jr. and Thomas L. Sanborn.

Three recorded deeds involved transfers into or within family trusts: 2 Laurel Hill Dr., where Christina R. Yon transferred from herself individually into the Christina R. Yon Living Trust, and 11 Teawaddle Hill Rd., 9 Teawaddle Hill Rd. and 9 Teawaddle Rd., all involving Thomas B. Daniels and the Thomas B. Daniels Revocable Trust.
