Recorded sale prices span $50,000 to $950,000 in Montague this period

MONTAGUE -- Ten property transfers were recorded at the Franklin County Registry of Deeds for Montague addresses between Aug. 21 and Sept. 19. Sale prices have posted for three of the ten so far, ranging from $50,000 to $950,000, including a $950,000 Millers Falls Road transaction that is the period's highest recorded price.

MARKET OVERVIEW Ten deeds were recorded in Montague during the four-week period. Of those, three carry a recorded sale price so far: $50,000, $100,000 and $950,000, for a median of $100,000 among the three. The other seven show no price yet, which is typical for recently recorded deeds; consideration amounts generally appear in registry data within about a week of recording, so several of this period's later transactions may still be pending. Based on the raw count, ten recorded deeds over four weeks is a moderate volume of activity for Montague, though the small number of priced transactions makes it hard to characterize the price trend from this data alone.

TOP SALES 196 Millers Falls Rd. sold for $950,000 on Aug. 24. The seller was Millers Falls Road LLC and the buyer was Turner Falls LLC. 266 Greenfield Rd. sold for $100,000 on Aug. 26. The seller was John A. Letourneau and the buyer was Greenfield Cooperative Bank. 10 Depot St. sold for $50,000 on Aug. 25. The seller was Kurt J. Welcome and the buyers were Franklin First Federal Credit Union and Greylock Federal Credit Union. The remaining seven recorded transfers, at 138 Fourth St., 183 Millers Falls Rd., 8 Davis St., 12 Norman Cir., 19 Norman Cir., 100 High St. and one unaddressed Montague property, do not yet show a sale price in registry data.

NEIGHBORHOOD BREAKDOWN Millers Falls Road saw two recorded transfers this period: 196 Millers Falls Rd. ($950,000) and 183 Millers Falls Rd. (price not yet available), both recorded Aug. 24-25. Norman Circle also saw two transfers, at 12 Norman Cir. and 19 Norman Cir., both recorded Aug. 24. Both list the same sellers, Daniel J. Gavin and Linda G. Gavin, and the same buyers, Casey Downie and Erika Rydzewski. Prices for both are not yet available. The remaining transfers, at 266 Greenfield Rd., 10 Depot St., 138 Fourth St., 8 Davis St., 100 High St. and one Montague property without a listed street address, were each on separate streets.

MARKET NOTES Seven of the ten recorded transfers, 70%, do not yet show a sale price, consistent with the registry's typical lag rather than any withholding of information by the parties involved. Financial institutions appear as parties in three of the ten deeds: Greenfield Cooperative Bank is the buyer at 266 Greenfield Rd. and the seller at 100 High St., and Franklin First Federal Credit Union and Greylock Federal Credit Union are joint buyers at 10 Depot St. Beds, baths and square footage were not available in the deed data for any of the ten transactions, so no price-per-square-foot or property-type comparisons can be made this period.
