BUCKLAND -- The Franklin County Registry of Deeds recorded 10 property transfers in Buckland between Aug. 21 and Sept. 19, but only three carried a sale price by the registry's latest update, ranging from $155,000 to $370,370.

Sale prices were available for three of those transactions, ranging from $155,000 to $370,370, with a median of $330,000 among the priced sales. The other seven transfers have no price on record yet. Sale prices typically appear in registry data within about a week of recording, so additional figures may surface for sales recorded near the end of the period; a missing price reflects that lag, not a decision by either party to keep it private. Based on the raw count alone, 10 recorded transfers over four weeks is a steady pace of deed activity for the town.

TOP SALES

49 North St. sold for $370,370 on Aug. 25, the highest recorded price of the period. The sellers were Jeremiah Jacques and Jillian Jacques; the buyer was ServBank NA.

11 Woodward Rd. sold for $330,000 on Aug. 31. The seller was Douglas Field; the buyers were Guild Mortgage Co. LLC and Mortgage Electronic Registration Systems Inc.

15 Orcutt Hill Rd. sold for $155,000 on Aug. 21. The sellers were Mary K.Y. Lee, trustee, and the Orcutt Hill Road Trust; the buyer was Aaron Stack.

The remaining seven transfers recorded during the period, at East Buckland Road, North Street, Pine Street Extension, Harmony Lane, Hog Hollow Road and Shepard Road, have no sale price available yet.

NEIGHBORHOOD BREAKDOWN

North Street had two recorded transfers. 62 North St. changed hands Aug. 28, with sellers listed as Palmeri Properties LLC and Greenfield Cooperative Bank; no price is on record. 49 North St. sold Aug. 25 for $370,370.

Two deeds were also recorded the same day, Sept. 1, for the same address on East Buckland Road, listed alternately in registry records as 30 E. Buckland Rd. and 30 East Buckland Rd. One lists sellers Julie M. Purinton and Robin L. Coburn, trustee; the other lists the estate of Carolyn P. Chilson as seller. Neither has a price on record.

Among the three sales with a known price, one fell under $200,000 (15 Orcutt Hill Rd.) and two fell in the $300,000-to-$400,000 range (11 Woodward Rd. and 49 North St.). The remaining transfers, at 14 Pine Street Extension, 2 Harmony Lane, 3 Hog Hollow Road and 21 Shepard Road, were single, unclustered sales with no other recorded activity on those streets during the period.
