ASHFIELD -- Ten property deeds were recorded in Ashfield between Sept. 11 and Oct. 10, but only four carried a sale price in registry data as of this writing. Among those four, prices ranged from $155,000 to $285,000, with a median of $187,000.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded 10 transfers involving Ashfield property during the period. Six of the 10 lack a recorded sale price; that is typical for deed data, which usually posts a consideration amount within about a week of recording, and does not indicate the parties withheld the figure. Of the four sales with a price on file, the range ran from $155,000 to $285,000, with a median of $187,000. Ten recorded transfers is a moderate sample for a town of Ashfield's size. Without prior-period counts for comparison, this figure is reported as a baseline rather than a sign the market sped up or slowed down.

TOP SALES

70 Buckland Rd. sold for $285,000 on Sept. 24, the highest recorded price of the period. The sellers were Matthew Norris, as trustee, and the Revocable Indenture Trust of Sandra McArthur; the buyer was Velocity Commercial Capital LLC.

297 Cummington Rd. sold for $200,000 on Sept. 18. The sellers were Matthew Robert Bousquet and Liza Bousquet; the buyers were CrossCountry Mortgage LLC and Mortgage Electronic Registration Systems Inc.

229 Creamery Rd. sold for $174,000 on Sept. 21. The sellers were Brianna Dupree and Bruce Dupree; the buyers were Raymond M. Gray and Marsha A. Gray.

A property listed in registry data simply as Ashfield, MA sold for $155,000 on Sept. 29. The sellers were Linda Darlene Monds and Cynthia Kay Burch; the buyer was the Massachusetts Department of Conservation and Recreation.

NEIGHBORHOOD BREAKDOWN

Buckland Road: Two deeds were recorded on Buckland Road during the period, 70 Buckland Rd. ($285,000) and 222 Buckland Rd. (price not yet available).

Creamery Road: Two deeds were recorded on Creamery Road, 229 Creamery Rd. ($174,000) and 286 Creamery Rd. (price not yet available).

Other addresses: Single transfers were recorded at 1538 West Rd., 341 Watson Spruce Corner Rd., 668 Spruce Corner Rd., 1531 Williamsburg Rd. and 297 Cummington Rd., along with the Ashfield, MA parcel sold to the state. All of these carry prices either not yet available or, in the Cummington Road and state-parcel cases, already reported above.

Among the four sales with a recorded price, all fell under $500,000, with no transactions in the data reaching the $500,000 to $1 million or over $1 million tiers this period.

MARKET NOTES

Beds, baths and square footage are not available from deed records for any of the 10 transfers, so no price-per-square-foot comparison can be made.

The sale at the Ashfield, MA parcel went to the Massachusetts Department of Conservation and Recreation, a state agency, rather than to an individual buyer. A second deed recorded the same day, for 1538 West Rd., listed the same two sellers, Cynthia Kay Burch and Linda Darlene Monds, with no buyer or price yet on file.

The 297 Cummington Rd. transfer listed CrossCountry Mortgage LLC and Mortgage Electronic Registration Systems Inc. as buyers, entities commonly associated with mortgage recording rather than a private purchase.

Two transfers listed overlapping names between seller and buyer: 1531 Williamsburg Rd., where Danae Marie Olsen was both sole seller and a buyer alongside William R. Abt, and 222 Buckland Rd., where Cariel Klein and Stacy Klein were listed as both sellers and buyers. Two other transfers, 341 Watson Spruce Corner Rd. and 70 Buckland Rd., involved sellers holding title as trustees.
