COLRAIN -- Six property deeds were recorded in Colrain between Aug. 28 and Sept. 26, with sale prices posted so far for three of them, ranging from $12,500 to $543,345. The priciest recorded transaction was a $543,345 sale on Franklin Hill Road.

MARKET OVERVIEW Six deeds were recorded in Colrain during the period. Of those, three list a sale price, ranging from $12,500 to $543,345, with a median of $100,000 among the recorded prices. The other three transfers, at 105 Hillman Road, 224 Ed Clark Road and 122 Main Road, show price not yet available; registry data typically posts a sale price within about a week of recording. Based on the raw count alone, six recorded transfers over four weeks is a modest volume for a town the size of Colrain.

TOP SALES The highest-priced recorded sale was 207 Franklin Hill Road, which sold for $543,345 on Aug. 31. The seller was Sheryl L. Stanton; the buyers were listed as Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. The next-highest was 21 Stranahan Drive, which sold for $100,000 on Sept. 14; the sellers were Richard D. Rockstroh and Vicky E. Rockstroh, and the buyers were listed as Franklin First Federal Credit Union and Greylock Federal Credit Union. The third recorded sale, an unaddressed Colrain parcel, sold for $12,500 on Sept. 18; the seller was C. Ethan O'Brien and the buyer was Ethan O'Brien. Three additional deeds, at 105 Hillman Road, 224 Ed Clark Road and 122 Main Road, sold Sept. 1 through Sept. 11, but sale prices for those are not yet available.
