Priced Northfield sales cluster near $50,000 as September deeds post

NORTHFIELD -- The Franklin County Registry of Deeds recorded nine property transfers in Northfield between Sept. 4 and Oct. 3, but sale prices were available for only four of them by the time records were pulled, a reminder that price data typically lags the recording date by about a week.

MARKET OVERVIEW Nine deeds were recorded for the period. Of those, four carried a recorded sale price, ranging from $40,000 to $285,600, with a median of $50,000 among the priced sales. The remaining five transfers show price not yet available. Because more than half the period's transactions are still missing price data, the current price range and median reflect only a partial picture of September's market and should be read as preliminary.

TOP SALES A Northfield property sold for $285,600 on Sept. 4, the period's highest recorded price; Frances De Luca Hadsel was the seller, and the buyer was listed as Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. No street address was included in this deed record.

108 Mount Hermon Station Rd. sold for $50,000 on Sept. 4; Carolyn Forbes was the seller and Greenfield Cooperative Bank the buyer.

38 Ashuelot Rd. also sold for $50,000 on Sept. 4; Thomas Wonsey and Debra L. Wonsey were the sellers and Greenfield Cooperative Bank the buyer.

566 S. Mountain Rd. sold for $40,000 on Sept. 8; Thomas J. Geser was the seller and UMassFive College Federal Credit Union the buyer.

The five remaining transfers, including properties on Glenwood Avenue, Captain Beers Plain Road, Old Wendell Road, Millers Falls Road and Highland Avenue, had no recorded price available as of this report.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale. Among the four priced transactions, three fell in the $40,000-to-$50,000 range and one, the unaddressed Northfield property, topped $285,600. The five sales without a recorded price are spread across Glenwood Avenue, Captain Beers Plain Road, Old Wendell Road, Millers Falls Road and Highland Avenue, with no geographic concentration evident.

MARKET NOTES Three of the nine recorded transfers listed a bank or credit union as the buyer: Greenfield Cooperative Bank was the grantee on the Mount Hermon Station Road and Ashuelot Road deeds, and UMassFive College Federal Credit Union was the grantee on the South Mountain Road deed. Greenfield Cooperative Bank also appeared as seller on the Captain Beers Plain Road transfer, where Kaitlin R. Churchill and Stephen R. Shearer were listed as buyers. Beds, baths and square footage are not available from the deed records reviewed for this report.
