ERVING -- Nine properties changed hands in Erving between Sept. 11 and Oct. 10, according to deeds recorded at the Franklin County Registry of Deeds, but none of the nine carries a sale price in the data available for this report.

MARKET OVERVIEW The registry recorded nine real estate transfers in Erving during the four-week period ending Oct. 10. None of the nine deeds has a consideration amount posted yet, so no price range or median sale price can be calculated for this period. Sale prices typically appear in registry data within about a week of recording, so figures for some or all of these transactions may still be added. Judged by count alone, nine recorded transfers represents a measurable level of activity for a town of Erving's size over a one-month span.

TOP SALES Because no sale price has been recorded for any of the nine deeds logged this period, a ranking of transactions by price is not possible. The most fully documented transaction is the Sept. 15 conveyance of 6 Moore St., where Mortgage Electronic Registration Systems Inc. and Quicken Loans LLC transferred the property to Jessica L. Duffy and Thomas N. Duffy. It is the only deed in this period's data with distinct seller and buyer fields recorded. A sale price was not recorded. The remaining eight transfers, detailed below by street, likewise show no price yet in the registry data.

NEIGHBORHOOD BREAKDOWN This period's transfers were spread across eight different streets, each represented once, plus one parcel recorded without a specific street address. No street had more than one recorded sale.

The deed for 60 Mountain Rd., recorded Sept. 24, lists Donald J. Perkins and Theresa M. Perkins. The deed for 2 Central St., also recorded Sept. 24, lists the Lance R. Bugbee Revocable Trust and Lance R. Bugbee as trustee. A parcel recorded only as "Erving, MA," dated Sept. 22, lists Old State Road LLC and the Massachusetts Department of Transportation. The deed for 16 Prospect St., recorded Sept. 18, lists Katie Thompson and Brandon Bryant. The deed for 25 Northfield Rd., also recorded Sept. 18, lists Douglass Baker and Maria Manouvelos. The deed for 191 Old State Rd., recorded Sept. 16, lists the Estate of Helen Magdycz. The deed for 13 Church St., recorded Sept. 15, lists Franklin Jerome Gibbons. The deed for 6 Moore St. is detailed above. The deed for 69 High St., recorded Sept. 14, lists William F. Lemieux and Erika Lemieux.

MARKET NOTES Three of the nine transfers show deed parties sharing a surname or a trust or estate structure: 2 Central St. (the Bugbee Revocable Trust to Lance R. Bugbee as trustee), 191 Old State Rd. (the Estate of Helen Magdycz) and 69 High St. (William F. Lemieux and Erika Lemieux). These naming patterns are consistent with within-family or estate-related transfers, which are common in deed records; the data does not indicate the reason for any individual transfer.

The parcel recorded only as "Erving, MA" paired a corporate grantor, Old State Road LLC, with the Massachusetts Department of Transportation, a state entity, suggesting a transportation-related land transfer rather than a typical home sale.

The 6 Moore St. transfer named a mortgage-servicing entity, Mortgage Electronic Registration Systems Inc., and a lender, Quicken Loans LLC, as sellers, with Jessica L. and Thomas N. Duffy as buyers.

No square footage, bedroom/bathroom counts or sale prices were available in this period's data, so no price-per-square-foot comparisons or single-family-versus-multifamily breakdowns could be made.
