Orange sales data shows mostly bank and trust transfers in September period

ORANGE -- Eleven properties changed hands in Orange during the four weeks ending Oct. 17, but only two of those transfers carried a sale price in the registry's data so far, and both went to the same credit union, underscoring a period shaped more by institutional and trust transfers than by traditional owner-to-owner sales.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 11 property transfers in Orange from Sept. 18 through Oct. 17. Only two of those transfers show a sale price so far: $25,000 and $50,000, recorded Sept. 22 and Sept. 18, respectively. Based on those two figures, the median sale price for the period is $37,500. The other nine transfers are expected to post pricing within about a week, consistent with the registry's typical timeline. The raw count of 11 recorded transfers does not by itself indicate an especially active or quiet period, and with pricing data still outstanding for nine of 11 deeds, there is little basis yet to characterize the month's overall price trends.

TOP SALES 424 East River St. sold for $50,000, recorded Sept. 18. Robert J. Hurley was the seller; Workers Federal Credit Union was the buyer. 80 Fountain St. sold for $25,000, recorded Sept. 22. Cory A. Bastine and Jillian I. Bastine were the sellers; Workers Federal Credit Union was the buyer. The remaining nine transfers recorded during the period have no sale price available yet, so they cannot be ranked among the month's top sales.

NEIGHBORHOOD BREAKDOWN Two streets recorded more than one transfer during the period. North Main Street saw two sales: 851 North Main St., recorded Sept. 23, with Brenda J. Bombard and Mortgage Electronic Registration Systems Inc. listed as sellers; and 12 North Main St., recorded Sept. 21, transferred from Mount Grace Land Conservation Trust Inc. and Quabbin Food Connector Inc. East River Street also had two transfers: the $50,000 sale at 424 East River St. and a price-not-yet-available transfer at 262 East River St., recorded Sept. 22, with Ernest J. Bobilin as seller. The remaining seven transfers were spread across Tully Road, Mayo Road, Summit Street, Gay Street, King Street and one address listed only as Orange, with no further street-level pattern evident in the data.

MARKET NOTES Several of the period's transfers involved banks, credit unions or trusts rather than individual buyers and sellers on both sides. Workers Federal Credit Union was the buyer in both transfers with recorded prices. Athol Credit Union sold 19 Gay St. to Bethany L. Evangelista. TruNorth Bank and Hometown Bank transferred a property listed only as Orange to Ranlyn Property Investments LLC. Midland Credit Management Inc. acquired 215 Tully Rd. from Kathleen Young. Mount Grace Land Conservation Trust Inc. transferred 12 North Main St. to Quabbin Food Connector Inc. And 232 Mayo Rd. moved within a revocable trust held by Tammy L. Polana. No bed, bath or square footage data was available for any property recorded in this period.
