Orange Records Dozen Property Transfers But Only One Sale Price So Far

ORANGE -- The Franklin County Registry of Deeds recorded 12 property transfers in Orange between Aug. 28 and Sept. 26, but only one of those deeds had a sale price attached by the time this report was compiled.

MARKET OVERVIEW

Twelve deeds were recorded in Orange during the four-week period. Of those, only one, the Aug. 31 transfer of 410 Holtshire Rd., carries a sale price: $100,000. That figure is currently the low end, high end and median of the available price data, since no other transaction in the batch has a price attached yet. Prices for the remaining 11 deeds were not yet available in registry records as of this report. That is typical of deed filings, since sale amounts generally post within about a week of recording, and does not mean a price was withheld. Based on the raw count alone, 12 recorded transfers over four weeks suggests an active period for deed activity in Orange, though with price data available for only one of 12 sales, the overall market picture for the period cannot yet be assessed.

TOP SALES

With only one recorded price, the top sale by default is 410 Holtshire Rd., which sold Aug. 31 for $100,000. The sellers of record are Juliana L. Costa and Christopher J. Seklecki; the buyer is TD Bank NA.

The remaining 11 transfers recorded during the period cannot be ranked by price, since none has a sale amount posted yet. They include transfers on Tully Road, Dexter Street, Lois Street, South Main Street, Wheeler Avenue (two transfers), Bartlett Lane, Drew Boulevard, Terrace Street and Dana Road, plus one transfer listed without a specific street address.

NEIGHBORHOOD BREAKDOWN

Wheeler Avenue was the only street with more than one recorded transfer in the period. It saw two deeds: 276 Wheeler Ave., sold Sept. 1 from IC Federal Credit Union to Lauren Petit, and 51 Wheeler Ave., sold Aug. 28 from David William Hayes and Joleisa S. Hayes (no buyer listed in the deed data). The remaining 10 transfers were spread one apiece across Tully Road, Dexter Street, Lois Street, South Main Street, Bartlett Lane, Holtshire Road, Drew Boulevard, Terrace Street and Dana Road, with one additional transfer recorded without a specific street address. No other geographic clustering appears in the data, and with only one recorded price, sales cannot be broken down by price tier this period.

Seven of the 12 recorded transfers involved a bank, credit union, mortgage company, LLC, utility company or housing authority as either grantor or grantee, rather than a straightforward individual-to-individual sale: the 140 Tully Rd. transfer names Massachusetts Electric Co. and Verizon New England Inc. as buyers; 21 Dexter St. lists GoodLeap LLC as seller; 276 Wheeler Ave. lists IC Federal Credit Union as seller; the transfer with no listed street address lists Equity Prime Mortgage LLC and Mortgage Electronic Registration Systems Inc. as sellers; 410 Holtshire Rd. lists TD Bank NA as buyer; 29 Terrace St. transferred between two companies, Katalex Properties LLC and ASC Enterprises Inc.; and 211 Dana Rd. lists the Franklin County Regional Housing Authority as seller.

One transfer, 31 Lois St., moved from Paul J. Cincotta to Santa M. Cincotta and Paul J. Cincotta, a transfer within the same family name. Deed records do not indicate the reason for the transfer. Bed, bath and square-footage figures were not available in the deed data for any property in this period.
