Only two of nine Gill home sales have a recorded price so far

GILL -- Nine property transfers recorded at the Franklin County Registry of Deeds between Sept. 4 and Oct. 3, but sale prices have reached the registry for only two of them so far, leaving most of the month's market activity still to be priced.

MARKET OVERVIEW Nine deeds were recorded in Gill during the period. Of those, two carry a recorded sale price: $37,226 and $325,000. Based on those two figures, the midpoint is $181,113. The remaining seven sales had not yet had a price recorded as of this report; that is a routine data lag at the registry, which typically catches up within about a week, and does not indicate the parties withheld the amount. 7 Grove St. sold for $37,226 on Sept. 28. The sellers were listed as Matthew P. Gibson and Matthew Gibson. The buyers were Lakeview Loan Servicing LLC and Dart Collateral Manager LLC.

The remaining seven sales, listed below by address and date, do not yet have a recorded price: 202 Main Rd. (Sept. 29), 464 Main Rd. (Sept. 29), 21 Walnut St. (Sept. 25), 27 Mountain Rd. (Sept. 18), 5 Boyle Rd. (Sept. 17), 30 Center Rd. (Sept. 17) and 312 Main Rd. (Sept. 8).

NEIGHBORHOOD BREAKDOWN Main Road: Four of the month's nine sales were on Main Road, at Nos. 10, 202, 312 and 464, making it the most active street in the period. Grove Street, Walnut Street, Mountain Road, Boyle Road and Center Road each recorded one sale. By price tier, among the two sales with recorded prices, one falls under $500,000 at the high end ($325,000) and one falls well under $100,000 ($37,226). The seven sales awaiting a price cannot yet be sorted into a tier.
