Only Two of Nine Buckland Deeds Carry a Sale Price So Far

BUCKLAND -- Nine property transfers were recorded at the Franklin County Registry of Deeds for Buckland between Sept. 11 and Oct. 10, but only two carried a sale price by the time records were pulled, limiting what can be said about the month's overall price trend.

MARKET OVERVIEW Nine deeds were recorded in Buckland during the period. Of those, two carried a recorded sale price: $150,000 and $310,000. The midpoint of those two figures is $230,000. Seven of the nine deeds show price not yet available, which is typical since consideration amounts often take about a week to post to the registry after recording. Because pricing data covers only two of nine transactions, the range and midpoint above should be read as a partial snapshot rather than a full picture of September activity. Nine recorded deeds is a reasonable volume for a small town like Buckland in a single month, though whether that counts as active or quiet can't be determined without a comparable prior-month count.

TOP SALES 54 Elm St. sold for $310,000 on Sept. 21. The sellers were listed as Jamieson R. Bishop Tr. and Jamie Larue Tr., and the buyer was Greenfield Savings Bank. 18 Orcutt Hill Rd. sold for $150,000 on Sept. 24. The sellers were listed as Mark A. Amstein and Sarah L. Cummings, and the buyers were listed as Franklin First and Greylock Federal Credit Union. The remaining seven recorded deeds, covering properties on School Street, Clesson Brook Road, North Street, Orcutt Hill Road, and Hog Hollow Road, as well as one unspecified Buckland address, have no sale price available yet.

NEIGHBORHOOD BREAKDOWN Clesson Brook Road had two recorded transfers: 100 Clesson Brook Rd., where sellers Christopher E. and Sharon A. Record transferred to buyers Edward Horrocks and Shannon Bordeaux on Sept. 28, and 124 Clesson Brook Rd., where Russell M. and Cheryl L. Dodge transferred the property to themselves as trustees on Sept. 25. Neither carries a price yet. Orcutt Hill Road also had two recorded transfers: the priced sale at 18 Orcutt Hill Rd. noted above, and 55 Orcutt Hill Rd., where sellers Ann Brauer and Nathaniel Dunlap Smith transferred the property on Sept. 17; no buyer or price is listed for that deed. Single transfers were recorded at 23 School St., 62 North St., 3 Hog Hollow Rd., and one unaddressed Buckland parcel.

MARKET NOTES Several of the month's deeds appear to be transfers rather than open-market sales. The 124 Clesson Brook Rd. transfer moved the property from Russell and Cheryl Dodge into their own trust. The 23 School St. deed shows Robin Lane transferring to Robin E. Lane as trustee of the Forever Trust. Neither carries a sale price, consistent with intra-family or trust transfers. A separate cluster involves financial institutions. The unaddressed Buckland deed lists Buckland Town Taxes as seller and Stephanie M. Angiulo Tr. as buyer, suggesting a tax-title transfer. At 3 Hog Hollow Rd., the seller is listed as Deutsche Bank National Trust Co., as trustee, through an attorney for NewRez LLC, with Lloyd N. and Audrey J. Cass as buyers. At 62 North St., the seller is listed as Athol Credit Union, with Melissa Butler and Beth Simmonds as buyers. And the month's highest recorded price, $310,000 for 54 Elm St., lists Greenfield Savings Bank as the buyer.
