Only Two of 16 Montague Property Sales Disclose a Purchase Price

MONTAGUE -- The Franklin County Registry of Deeds recorded 16 property transfers in Montague between Aug. 14 and Sept. 12, but a sale price was disclosed in only two of them, limiting what conclusions can be drawn about the local market this period.

MARKET OVERVIEW Of the 16 recorded transfers, only two included a disclosed consideration amount: $75,000 and $265,000. Based on those two figures, the price range for the period is $75,000 to $265,000, with a median of $170,000. Because pricing data is available for just 2 of 16 transactions, this range and median describe those two deeds only and should not be read as representative of the broader market. Sixteen recorded transfers over the four-week period is a moderate volume of deed activity, but the near-total absence of disclosed prices makes it impossible to characterize the period as active or quiet in terms of value.

TOP SALES 13 Coolidge Ave sold for $265,000 on Aug. 19. The seller was Timothy Sheperd; the buyer was Rocket Mortgage LLC, with Mortgage Electronic Registration Systems Inc. named on the deed alongside it. 42 Montague St sold for $75,000 on Aug. 17. The sellers were Sara Jane Bernier and Sara J. Sabelawski; the buyer was Greenfield Savings Bank. No other transfers in the dataset included a disclosed sale price, so no additional transactions can be ranked among the period's top sales.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one recorded transfer. Millers Falls Road had two transfers: 196 Millers Falls Rd, sold Aug. 24 by Millers Falls Road LLC, price not disclosed; and 53 Millers Falls Rd, sold Aug. 14, with the Franklin County Regional Housing Authority named among the sellers and Leslie C. Holmes and Nancy M. Holmes as buyers, price not disclosed. Center Street also had two recorded deeds dated Aug. 14 for the same address (listed once as "75 Cneter St" and once as "75 Center St"), the first transferring the property from Naomi Brave and Clay R. Larsen to a trust in their names, the second listing that trust as seller with no buyer named; price not disclosed on either. The remaining 12 transfers were spread across 12 different streets, with no other street repeating. By price tier, the only two known figures place one sale under $100,000 (42 Montague St) and one in the $200,000-$300,000 range (13 Coolidge Ave); the price tier of the other 14 transfers cannot be determined from the available data.

MARKET NOTES The disclosed-price rate for this period, 2 of 16 transfers, is notably low, which limits any data-driven read on value trends, price per square foot or property-type mix; bed, bath and square-footage figures were not available in the deed records reviewed. Several transfers show patterns consistent with within-family or trust reorganizations rather than open-market sales: at 34 Depot St and 513 Turners Falls Rd, Annette M. Wysocki appears as both a trustee seller and, at Depot Street, as a trustee buyer under a related trust name. At 224 Greenfield Rd, Jacqueline M. Osullivan transferred the property to a trust in which she is named trustee. At 75 Center St, the Aug. 14 deeds likewise show a transfer into a trust held by the same individuals who had owned the property. Separately, two deeds list Greenfield Cooperative Bank as the seller (100 High St and one Montague address with no street listed), and one deed lists Greenfield Savings Bank as the buyer at 42 Montague St; deeds naming a bank as grantor or grantee typically reflect bank-owned or foreclosure-related property changing hands rather than a conventional buyer-seller transaction, though the deed data does not specify the circumstances. No conclusions about buyer or seller motivation can be drawn from the records alone.
