Only two of 13 New Salem deeds recorded a sale price this month

NEW SALEM -- The Franklin County Registry of Deeds recorded 13 property transfers in New Salem between Aug. 28 and Sept. 26, but only two carried a listed sale price by the time records were pulled, and both of those involved a bank or credit union as the buyer.

MARKET OVERVIEW

Thirteen deeds were recorded in New Salem during the period. Only two of the 13, or roughly 15%, have a sale price on file so far: $50,000 and $60,000, producing a median of $55,000. The remaining 11 transfers show no price yet, which is typical for recently filed deeds; prices generally populate in registry data within about a week of recording. Because so few of the 13 transactions carry price data, and both that do involve financial institutions as buyers rather than open-market purchases, the recorded figures do not represent a broad market price range for the town this period.

TOP SALES

The two priced transactions were both under $100,000. The higher was 190 Neilson Rd., which sold for $60,000 on Sept. 8; Connie L. Turner was the seller and Greenfield Cooperative Bank the buyer. The other was 58 Whitaker Rd., which sold for $50,000 on Sept. 18; Thomas J. and Theresa M. Carey were the sellers and Athol Credit Union the buyer. No bed, bath or square footage data is available from deed records for either property.

NEIGHBORHOOD BREAKDOWN

Several streets had more than one recorded transfer. Whitaker Road had two: the $50,000 sale at 58 Whitaker Rd. and a price-not-yet-available transfer at 26 Whitaker Rd. from trust sellers Charly G. and Darlene J. Alvarez, recorded Sept. 24. Neilson Road also had two: the $60,000 sale at 190 Neilson Rd. and 28 Neilson Rd., which transferred Sept. 1 from seller TruNorth Bank to buyer Frank A. Marz, price not yet available. Fay Road had two transfers: 2 Fay Rd., where Alane Mallet transferred the property into the Alane P. Mallet Trust and the Taylor Family Trust on Sept. 24, and 80 Fay Rd., which moved from Victor M. Cordero Jr. to Velocity Investments LLC on Aug. 31, both with prices not yet available. William Rice Road also saw two deeds recorded the same day, Sept. 15, between the same parties, Eric K. Hamm and Gabriele H. Voelker as sellers and Jakob K. Voelker and Joshua K. Hamm, as trustees, as buyers; one deed listed the street address as 76 William Rice Rd. and the second listed no street address. Prices were not yet available for either.

MARKET NOTES

Every one of the 13 recorded deeds this period involved a trust, an estate, or a bank or lending entity on at least one side of the transaction. No transfer in the dataset was a straightforward sale between two individual buyers and sellers with no institutional or fiduciary party involved. Five transfers were into or out of a family trust: 26 Whitaker Rd., 2 Fay Rd., 76 William Rice Rd., the companion William Rice Road deed, and 82 North Spec Pond Rd., where Richard A. and John E. Gauvin transferred the property to themselves as trustees on Aug. 31. Two transfers followed the death of an owner: 21 Stone Hill Rd., from the estate of Timothy J. Fazio, recorded Sept. 25, and 210 Wendell Rd., from the estate of Richard D. Ray Jr., recorded Sept. 18. Five transfers had a bank, credit union or lending company as buyer or seller: 58 Whitaker Rd., 190 Neilson Rd., 28 Neilson Rd., 10 Branch Bridge Rd. (Cornerstone Bank to David J. Mallet, recorded Sept. 11) and 34 Blackinton Rd. (Thomas Thomann to Velocity Investments LLC and LendingClub Corp, recorded Sept. 14). No square footage or property-type data was available in the deed records to support further comparison.
