MONTAGUE -- Eleven properties changed hands in Montague between Aug. 28 and Sept. 26, according to deeds recorded at the Franklin County Registry of Deeds, but sale prices have posted for only two transactions so far.

MARKET OVERVIEW The registry recorded 11 property transfers during the four-week period. Of those, two carry a sale price so far: $200,000 and $473,443, for a price range of $200,000 to $473,443 and a median of $336,721 based on those two figures. The remaining nine sales show no recorded consideration yet, which typically means the price has not reached the registry's data within the usual roughly one-week lag, not that a price was withheld. Because price data covers just two of the 11 recorded transfers, the median and range should be read as a partial snapshot rather than a full picture of the period's values.

TOP SALES The highest-priced recorded sale was 334 Federal St., which sold for $473,443 on Sept. 2. The seller was listed as Emily L. Waterfield and Christopher S. Brooks; the buyer was listed as Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. The second recorded sale was 14 High St., which sold for $200,000 on Aug. 28. The seller was listed as Ralph R. Messick Jr. and Sarah J. Ryder; the buyer was listed as UMassFive College Federal Credit Union. No other transactions in the period have a recorded price yet.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one recorded sale, so no street-level cluster emerged. By price tier, both sales with recorded prices, at 334 Federal St. and 14 High St., fall under $500,000. The remaining nine properties, on Swamp Road, Hillside Road, Vladish Avenue, Griswold Street, Taylor Heights, Dell Street, Fifth Street, Coolidge Avenue, and an unspecified Montague address, have no price recorded yet and cannot be placed into a tier.

These appear at 37 Swamp Rd., 48 Vladish Ave., 334 Federal St., 9 Dell St., 73 Fifth St., 13 Coolidge Ave., and 14 High St., a pattern consistent with bank-mediated transactions such as mortgage discharges or lender-involved transfers, though the deed data alone does not specify the nature of each transaction.
