Only Two Of 11 Deerfield Sales Carry Recorded Prices This Period

DEERFIELD -- Eleven properties changed hands in Deerfield between Sept. 18 and Oct. 17, but sale prices had posted to the Franklin County Registry of Deeds for only two of them as of this writing, leaving most of the period's market activity without a dollar figure attached yet.

MARKET OVERVIEW The registry recorded 11 deeds in Deerfield during the period. Of those, two carried a listed consideration amount: $305,000 and $445,000, a range that produces a median of $375,000 between the pair. The other nine transactions had no price posted yet, which the registry says typically appears within about a week of recording and does not indicate the parties withheld the figure. With price data covering fewer than a fifth of the month's transfers, the count of 11 recorded deeds is a more reliable gauge of activity this period than the price figures alone.

TOP SALES 477 River Road sold for $445,000 on Oct. 2. Michael J. Lavigne was the seller; the buyers were Howard T. Ewert and Barbara A. Ewert, as trustees. This was the highest-priced recorded sale of the period. 41 Foxtown Road sold for $305,000 on Oct. 1. The sellers were listed as Brenda C. Bullard and Brenda C. McMillen; the buyers were Michael E. Doyle and Tiffany M. Doyle. The remaining nine recorded transfers, at 225 Lower Road, 29 King Philip Avenue, an unspecified Deerfield address, 10 Hoosac Road, 110 Hillside Road, 141 North Hillside Road, 39 Sugarloaf Street, 13 Ward Avenue and 86 Whately Road, had no sale price posted to the registry as of this writing and cannot be ranked among the period's top sales.

NEIGHBORHOOD BREAKDOWN No two sales in the period shared an identical street name, though two addresses, 110 Hillside Road and 141 North Hillside Road, sit on related Hillside Road streets; neither has a recorded price yet. By price tier, the only two transactions with a known price, 477 River Road and 41 Foxtown Road, both fall under $500,000. The remaining nine sales, spread across Lower Road, King Philip Avenue, Hoosac Road, Hillside Road, North Hillside Road, Sugarloaf Street, Ward Avenue and Whately Road, cannot yet be sorted into a price tier because consideration amounts have not posted.

MARKET NOTES Five of the 11 recorded transfers listed a bank or mortgage-servicing entity as seller or co-seller: Mortgage Electronic Registration Systems Inc. appears on the deeds for 10 Hoosac Road, 39 Sugarloaf Street, 13 Ward Avenue and 86 Whately Road, while Bank of America NA and First American Mortgage Solutions LLC, as attorney, appear on the deed for 29 King Philip Avenue. Freedom Mortgage Corp., Citizens Bank NA and Finance of America Reverse LLC also appear among the sellers on those same deeds. Two other transfers moved property into family trusts rather than to outside buyers: 225 Lower Road, where Sandra Kay Leary and Michelle Rockett transferred the property to the Sandra Kay Leary Revocable Trust, and 110 Hillside Road, where Amanda Boone, as trustee, transferred the property to the Barnes Family Irrevocable Trust. No bedroom, bathroom or square-footage data was available for any property in this period's deed records, so no price-per-square-foot comparisons can be made.
