Only Three of Eight Montague Deeds Show a Sale Price So Far

MONTAGUE -- Franklin County Registry of Deeds records show eight property transfers in Montague recorded between Sept. 11 and Oct. 10, but sale prices have posted for only three of them so far. The highest-priced transaction on record, a $306,130 sale on Norman Circle, topped a month in which most deeds are still awaiting price data.

MARKET OVERVIEW Eight sales were recorded in the period. Of those, three carried a recorded sale price, ranging from $30,000 to $306,130, with a median of $45,000 among the three. The remaining five transfers show no price yet; under normal registry timing, that figure typically appears within about a week of recording, so it is a data lag rather than a withheld disclosure. Based on raw count alone, eight recorded transfers is a moderate volume for the period, though the picture is incomplete until the remaining prices post.

TOP SALES The largest transaction was 4 Norman Cir, which sold for $306,130 on Sept. 14. The sellers were Anna Morin and Dylan Sheldon; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.

20 Randall Rd sold for $45,000 on Sept. 14. The seller was Timothy J Kenney; the buyers were Franklin First and Greylock FCU.

10 Carlisle Ave sold for $30,000 on Sept. 14. The seller was Kristy Walker Smith; the buyer was UMassFive College Federal Credit Union.

The remaining five recorded transfers, at 3 Chester St, 6 Chester St, 8 James Ave, 25 Unity St and 25 Montague St, do not yet show a sale price.

NEIGHBORHOOD BREAKDOWN Chester Street had two recorded transfers in the period, at 3 Chester St and 6 Chester St, both recorded Sept. 14. No other street had more than one transfer. Among the three transactions with a recorded price, one fell above $300,000 (4 Norman Cir) and two fell under $50,000 (20 Randall Rd and 10 Carlisle Ave). The five transfers without price data are spread across Chester Street, James Avenue, Unity Street and Montague Street.

MARKET NOTES Bed, bath and square footage figures are not available from deed records and are omitted here. Three of the eight recorded transfers involved trust or estate-related sellers: 3 Chester St (Teresa A. Cuff, trustee), 6 Chester St (Cecile Celotto to Cecile Celotto, trustee, and the Celotto Investment Trust) and 8 James Ave (the estate of Barbara A. Rau, with Linda M. Kaeppel as personal representative). Deed records do not indicate the reason for these transfers. Separately, each of the three transactions with a recorded sale price listed a mortgage company or credit union as grantee, specifically Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. on Norman Circle, Franklin First and Greylock FCU on Randall Road, and UMassFive College Federal Credit Union on Carlisle Avenue, consistent with mortgage-related filings recorded alongside the property transfers.
