Only Three of 13 New Salem Sales Carry a Recorded Price So Far

NEW SALEM -- Thirteen property transfers were recorded at the Franklin County Registry of Deeds for New Salem between Sept. 4 and Oct. 3, but sale prices had posted for only three of them by the time records were pulled, with figures ranging from $50,000 to $150,000.

MARKET OVERVIEW

Thirteen sales were recorded in the period. Of those, three carried a recorded consideration amount: $50,000, $60,000 and $150,000, for a median of $60,000. The remaining 10 sales show no price yet, which typically means the figure has not reached the registry's data within the usual one-week lag rather than any party withholding it. With 10 of 13 sales still missing price data, the period's dollar figures are incomplete, and the raw count of 13 recorded transfers is the only fully available measure of activity for now.

TOP SALES

The highest-priced transaction on record was 9 South Main St., which sold Sept. 29 for $150,000. The sellers were Michael D. Dupont and Stacy E. Senflug; the buyer was Cornerstone Bank.

190 Neilson Rd. sold Sept. 8 for $60,000. The seller was Connie L. Turner; the buyer was Greenfield Cooperative Bank.

58 Whitaker Rd. sold Sept. 18 for $50,000. The sellers were Thomas J. Carey and Theresa M. Carey; the buyer was Athol Credit Union.

No other sales in the period have a recorded price.

NEIGHBORHOOD BREAKDOWN

Whitaker Road was the only street with more than one recorded transfer: 26 Whitaker Rd. (price not yet available, sold Sept. 24) and 58 Whitaker Rd. ($50,000, sold Sept. 18). No other street or neighborhood had more than a single transaction in the period.

Among the three sales with recorded prices, one exceeded $100,000 (9 South Main St. at $150,000) and two fell below $100,000 ($50,000 and $60,000). The other 10 transfers, at addresses including Elm Street, Fay Road, Stone Hill Road, Wendell Road, William Rice Road, Blackinton Road, Branch Bridge Road and North Prescott Road, have no price on file yet, so they cannot be placed into a price tier.

MARKET NOTES

Several recorded transfers moved property within the same family rather than to a new owner. Alane P. Mallet appears as a trustee seller on two separate filings, 76 Elm St. and 2 Fay Rd., both transferring to the Taylor Family Trust. Two other transfers were estate conveyances: 21 Stone Hill Rd., from the estate of Timothy J. Fazio, and 210 Wendell Rd., from the estate of Richard D. Ray Jr. A filing on an unaddressed New Salem parcel moved property from Robert M. and Carol Fedorowicz into a trust held by the same two individuals as trustees.

Financial institutions were a buyer or seller in six of the 13 recorded transfers: Cornerstone Bank was the buyer at 9 South Main St. and the seller at 10 Branch Bridge Rd.; Athol Credit Union was the buyer at 58 Whitaker Rd.; Greenfield Cooperative Bank was the buyer at 190 Neilson Rd.; Member Advantage Mortgage LLC was the seller at 124 North Prescott Rd.; and Velocity Investments LLC and LendingClub Corp. were the buyers at 34 Blackinton Rd. Notably, all three sales with a recorded price involved a bank or credit union as the buyer.

Bedroom, bathroom and square-footage figures are not included in deed records and are not available for this report.
