Only three of 13 New Salem deeds carry a price so far this period

NEW SALEM -- Thirteen property deeds were recorded in New Salem between Sept. 11 and Oct. 10, but only three carried a sale price by the registry's latest update, underscoring how far behind the paperwork can lag the transaction itself.

MARKET OVERVIEW

The Franklin County Registry of Deeds recorded 13 transfers involving New Salem property during the period. Of those, three carried a listed consideration amount, ranging from $50,000 to $250,000, with a median of $150,000. The other 10 show no price yet, which typically means the figure has not reached the registry's data within the usual one-week window rather than any party withholding it. Because only three of 13 recorded transfers have a price attached, the raw count by itself does not indicate whether the period was busier or quieter than usual for New Salem; a fuller picture will emerge as pending prices post in the coming days.

TOP SALES

105 West St. sold for $250,000 on Oct. 9. Zara Rae Dowling was the seller; UMassFive College Federal Credit Union was the buyer.

9 South Main St. sold for $150,000 on Sept. 29. Sellers were Michael D. Dupont and Stacy E. Senflug; the buyer was Cornerstone Bank.

58 Whitaker Rd. sold for $50,000 on Sept. 18. Sellers were Thomas J. Carey and Theresa M. Carey; the buyer was Athol Credit Union.

No other sales in the period have a recorded price.

NEIGHBORHOOD BREAKDOWN

Whitaker Road saw two recorded transfers: 58 Whitaker Rd. ($50,000, Sept. 18) and 26 Whitaker Rd. (price not yet available, Sept. 24), making it the only street with more than one deed this period. All other transfers occurred on separate streets, including West Street, South Main Street, North Prescott Road, Elm Street, Stone Hill Road, Fay Road, Wendell Road, William Rice Road, Blackinton Road and Branch Bridge Road, with no other geographic clustering evident in the data. By price tier, all three sales with recorded amounts fell under $300,000; no transfer in this period carried a price above that mark.

MARKET NOTES

Several of the 13 recorded deeds appear to be transfers within the same family rather than open-market sales. At 76 Elm St. and 2 Fay Rd., Alane Mallet (listed as both individual and trustee) transferred property into the Taylor Family Trust. At the unaddressed Fedorowicz parcel, Robert M. and Carol Fedorowicz transferred property to themselves as trustees. The William Rice Road transfer moved property among Hamm and Voelker family trustees. Two other deeds, at Stone Hill Road and Wendell Road, list an estate as the seller, consistent with a property passing through probate.

Banks and credit unions appear on four of the 13 deeds, either as buyer (UMassFive College Federal Credit Union at 105 West St., Cornerstone Bank at 9 South Main St., Athol Credit Union at 58 Whitaker Rd.) or as seller (Cornerstone Bank at 10 Branch Bridge Rd., Member Advantage Mortgage LLC at 124 North Prescott Rd.). The deed at 34 Blackinton Rd. lists Velocity Investments LLC and LendingClub Corp as buyer, with no price recorded. No bed, bath or square-footage data was available for any property in this period's deed records.
