Only One of Six Recent Hawley Property Sales Shows a Price So Far

HAWLEY -- Six properties changed hands in Hawley between Aug. 28 and Sept. 26, but only one sale price has reached the Franklin County Registry of Deeds so far: $99,500 for a home on East Road.

MARKET OVERVIEW The registry recorded six property transfers in Hawley during the period. Of those, only one carries a sale price so far, $99,500 for 26 East Road, which sold Sept. 15. Because that is currently the only recorded price, it also sets the range (low and high) and the reported median at $99,500. Sale prices for the other five transfers had not yet reached the registry as of this report; that lag is typical and usually resolves within about a week of recording, rather than indicating anything was withheld. With five of six transfers still pending price data, the dollar figures available are not enough to characterize whether the month ran active or quiet on price. By raw transaction count alone, six recorded deeds over a four-week span is a modest but unremarkable volume for a small town the size of Hawley.

TOP SALES 26 East Road sold for $99,500 on Sept. 15. Michael Pida was the seller; Jodi Shaw was the buyer. It is the only transaction from this period with a sale price recorded so far.

324 East Hawley Road sold Sept. 23. PeoplesBank was the seller; Drew M. Harrison and Ashley E. Harrison were the buyers.

92 Middle Road sold Sept. 23. The Leslie E. Clark Revocable Trust, with Leslie E. Clark as trustee, transferred the property to Leslie E. Clark individually.

73 Pudding Hollow Road sold Sept. 22. The Kathryn S. Sternstein Trust, with Kathryn S. Sternstein as trustee, transferred the property to Adria S. Foster.

26 Savoy Road sold Sept. 9. UMassFive College Federal Credit Union was the seller; Eli Dwight was the buyer.

25 Middle Road sold Sept. 8. Charles R. MacLean and Paula J. MacLean were the sellers; no buyer name was listed in the deed record.

NEIGHBORHOOD BREAKDOWN Middle Road accounted for two of the six transfers this period: 92 Middle Road and 25 Middle Road. No other street had more than one recorded transfer. Because only one of the six sales has a recorded price, the data does not yet support breaking sales into price tiers.

MARKET NOTES Two of the six transfers had a bank or credit union listed as the seller: PeoplesBank at 324 East Hawley Road and UMassFive College Federal Credit Union at 26 Savoy Road. Two transfers originated from a trust: the Leslie E. Clark Revocable Trust at 92 Middle Road, which transferred the property to Leslie E. Clark individually, and the Kathryn S. Sternstein Trust at 73 Pudding Hollow Road, which transferred the property to Adria S. Foster.
