LEYDEN -- Seven property transfers were recorded at the Franklin County Registry of Deeds for Leyden between Sept. 18 and Oct. 17, but only one carried a sale price in the registry as of this writing, limiting what conclusions can be drawn about market activity this period.

MARKET OVERVIEW Seven sales were recorded in Leyden during the period, but only one, the Oct. 8 transfer of 39 Kately Hill Road at $176,000, has a recorded consideration amount so far. The remaining six transfers show no price yet, which typically reflects a lag in registry reporting rather than any withholding by the parties involved. With only one data point, a meaningful price range or median cannot be calculated for the month as a whole. Based on raw transaction count alone, seven recorded transfers is a typical volume for Leyden, a small town where monthly sales counts are generally low.

TOP SALES The only transfer with a recorded price is 39 Kately Hill Road, which sold for $176,000 on Oct. 8. The sellers were Ashley Barstow and Stephanie Barstow; the buyer was Greenfield Cooperative Bank. Bed, bath and square footage figures were not available from the deed record. The remaining six transfers, at 72 Eden Trail, an unaddressed Leyden parcel, 164 Greenfield Road, 160 Rolling Lane, 53 South Schoolhouse Road and 660 Greenfield Road, have no recorded sale price yet and cannot be ranked by value at this time.

NEIGHBORHOOD BREAKDOWN Two of the seven transfers were on Greenfield Road: 164 Greenfield Road, sold Oct. 7, with sellers Gregg Kennedy and Marybeth Kennedy; and 660 Greenfield Road, sold Sept. 23, with seller Freedom Credit Union and buyers Ernest J. Royer and Dianne M. Royer. No other street had more than one recorded transfer this period. The remaining four properties, on Kately Hill Road, Eden Trail, Rolling Lane and South Schoolhouse Road, each represent single transactions with no clustering pattern evident in the data.

MARKET NOTES Three of the seven recorded transfers involved a bank or mortgage entity as grantor or grantee: Greenfield Cooperative Bank took title at 39 Kately Hill Road; NewRez LLC and Mortgage Electronic Registration Systems Inc. were sellers at 72 Eden Trail; and Freedom Credit Union was the seller at 660 Greenfield Road. The transfer at 160 Rolling Lane, from Karen E. Oneil to Kathleen C. Oneil, shares a surname between grantor and grantee, consistent with a within-family transfer; no motivation for that transfer is indicated in the deed data. Property type (single-family, condo, multi-family) was not specified in any of the seven deed records, and square footage data needed to assess price-per-square-foot patterns was not available for any sale this period.
