Only One Of Four Rowe Sales Shows Recorded Price So Far
In Rowe, four properties changed hands between Sept. 18 and Oct. 17, but only one sale, 50 Pond Road at $147,500 on Sept. 30, had a recorded price by publication time.
ROWE -- Four properties changed hands in Rowe between Sept. 18 and Oct. 17, but only one of those transactions had a recorded sale price by publication time, continuing the typical lag between deed recording and price data reaching the registry.
MARKET OVERVIEW Four sales were recorded in Rowe during the period. Of those, only one, 50 Pond Road, had a reported price: $147,500, recorded Sept. 30. Because price data is available for just one of four transactions, that figure also stands as the low end, high end and median of the dataset; it does not represent the value of the other three sales. With three of four prices still pending, the raw sales count alone is not sufficient to characterize whether the month was active or quiet.
TOP SALES 50 Pond Road sold for $147,500 on Sept. 30. The seller was the Elizabeth J. Hall Trust, with Elizabeth J. Hall as trustee; the buyers were Justine S. Krumm and Aaron M. Poulin. Bed, bath and square footage figures were not available in deed records.
294 Davis Mine Road sold Oct. 16; price not yet available. Sellers Aaron M. Poulin and Justine S. Krumm transferred the property to Justine S. Krumm and Aaron M. Poulin as trustees.
465 Tunnel Road sold Oct. 1; price not yet available. The seller was Freedom Credit Union; the buyers were Daniel J. Burke and Lisa A. Danek Burke.
A Rowe property without a listed street address sold Oct. 7; price not yet available. The seller was Jacquelyn Lenth, trustee of the Intervivos Trust Agreement of David Wells Lenth; the buyers were Jason Falender and Rebecca Falender.
NEIGHBORHOOD BREAKDOWN The four sales were spread across separate locations, Davis Mine Road, Pond Road, Tunnel Road and one property without a listed street address, so no street-level clustering emerged this period. By price tier, the single sale with a reported price, 50 Pond Road at $147,500, falls under $500,000. The remaining three sales cannot be placed into a price tier until their sale prices are recorded.
MARKET NOTES Two of the four transactions appear connected: buyers Justine S. Krumm and Aaron M. Poulin purchased 50 Pond Road from the Elizabeth J. Hall Trust on Sept. 30, then, on Oct. 16, transferred a separate property, 294 Davis Mine Road, into their own names as trustees. The Tunnel Road sale listed Freedom Credit Union as the seller. Property type, such as single-family, condominium or multi-family, and square footage figures were not available in the deed data for any of the four sales, so no per-square-foot or property-type comparisons can be made this period.
