WENDELL -- Five property transfers were recorded in Wendell between Sept. 11 and Oct. 10, but pricing data has posted for only one of them so far, limiting what can be said about the month's overall market.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded five transfers in Wendell during the period. Only one, the Sept. 28 sale of 35 Cooleyville Rd., had a sale price available at the time of this report: $58,305. Because that is the only price on record, the price range and median sale price are both $58,305, a figure that reflects one transaction, not the full set of five. Prices for the other four transfers had not yet posted to the registry, which is typical and usually resolves within about a week of recording. With four of five prices still pending, it is not yet possible to characterize the month as active or quiet based on dollar volume.

TOP SALES 35 Cooleyville Rd. sold Sept. 28 for $58,305. Seller was listed as Gloria Kegeles; the buyer was recorded as Redevelopment A. The remaining four transfers have no price yet available: 240 Farley Rd. (sold Oct. 9, seller Greenfield Savings Bank, buyers Allen T. Walsh and Lori J. Walsh); 120 Old Egypt Rd. (sold Sept. 21, seller Greenfield Savings Bank, buyers James Slavas and Phyllis Lawrence); 431 Wendell Depot Rd. (sold Sept. 14, sellers Massachusetts Electric Co. and New England Power Co.); and 127 Wendell Depot (sold Sept. 11, sellers New England Power Co. and the Massachusetts Department of Conservation and Recreation).

NEIGHBORHOOD BREAKDOWN Two of the five transfers, 431 Wendell Depot Rd. and 127 Wendell Depot, are on the same street and both involve New England Power Co. as a seller. The remaining three transfers are each on separate streets: Farley Road, Cooleyville Road and Old Egypt Road. With only one confirmed price, a price-tier breakdown isn't meaningful this period.

MARKET NOTES Two of the five transfers, at 240 Farley Rd. and 120 Old Egypt Rd., list Greenfield Savings Bank as the seller, a pattern consistent with bank-sold properties. Two other transfers, at 431 Wendell Depot Rd. and 127 Wendell Depot, involve New England Power Co. as a seller, with one of those naming the Massachusetts Department of Conservation and Recreation as buyer, suggesting a utility-to-conservation land transfer rather than a conventional home sale. No square footage, bedroom or bathroom data was available for any of the five properties, so no per-square-foot comparisons can be made.
