Only One of Eight Recorded Gill Sales Carries a Posted Price So Far

GILL -- Eight properties in Gill were recorded with new owners over the four weeks ending Sept. 26, according to the Franklin County Registry of Deeds, but pricing information had posted for only one of those transactions by the time records were compiled.

MARKET OVERVIEW Eight sales were recorded in Gill between Aug. 28 and Sept. 26. Of those, one carried a sale price so far: $75,000 for the transfer of 88 Main Road on Aug. 28. That single recorded price also stands as the current low, high and median for the period, since it is the only figure available among the eight transactions. Sale prices for the other seven transfers were not yet available in registry data; prices typically post to the registry within about a week of recording, so figures for sales closer to Sept. 26 are the most likely to still be missing next reporting cycle. Judged purely on the count of eight recorded transfers, the four-week period showed a moderate level of transaction activity in Gill, though the full picture on dollar volume cannot be assessed until the remaining prices post to the registry.

TOP SALES The only transaction with a recorded price during this period was 88 Main Road, which sold for $75,000 on Aug. 28. The deed lists the sellers as Peter T. Turban and Joan M. Turban, as trustees, and the buyer as Greenfield Savings Bank. Bed, bath and square footage figures were not available from the deed record. The remaining seven sales, at 21 Walnut Street, 27 Mountain Road, 5 Boyle Road, 30 Center Road, 10 Main Road, 312 Main Road and 112 West Gill Road, do not yet have recorded prices in the registry and cannot be ranked among the period's top sales until that data becomes available.

NEIGHBORHOOD BREAKDOWN Main Road accounted for three of the eight recorded sales, the only street-level cluster in this period's data. They were: 10 Main Road, sold Sept. 8, with Daniel S. Siano as seller and PennyMac Loan Services LLC as buyer; 312 Main Road, sold Sept. 8, with Greenfield Cooperative Bank as seller and Jason P. and Joanne K. Wallace as buyers; and 88 Main Road, sold Aug. 28, the period's only priced transaction. No other street had more than one recorded sale. Three of the eight sales listed an estate or trust as the seller: the Nadeau estate at 21 Walnut Street, the Turban trust at 88 Main Road, and the Aiston estate at 112 West Gill Road. Three sales, at 27 Mountain Road, 5 Boyle Road and 30 Center Road, list sellers in the deed data without a corresponding buyer name on record.
