Twelve properties changed hands in Northfield between Sept. 25 and Oct. 24, but only one deed, the $190,000 sale of 56 Lyman Hill Road to Freedom Credit Union, carries a recorded sale price so far; the other 11 remain price not yet available.

NORTHFIELD -- Twelve properties changed hands in Northfield during the recording period from Sept. 25 through Oct. 24, but only one of those deeds carries a sale price in the registry so far, leaving most of the month's market activity still unquantified.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 12 Northfield property transfers in this period. Only one, the sale of 56 Lyman Hill Road, has a price attached so far: $190,000. Because just one of the 12 sales has posted a price, the dataset's reported range ($190,000 to $190,000) and median ($190,000) reflect that single transaction rather than the broader market. Prices on the other 11 deeds typically appear in registry records within about a week and had not yet posted as of this report. By raw count, 12 deeds in a single month is a notable volume of recorded transfers, though without price data on most of them, the overall dollar activity of the period cannot yet be assessed.

TOP SALES With pricing still pending on 11 of 12 deeds, only one transaction can currently be ranked by price: 56 Lyman Hill Road sold for $190,000 on Sept. 28. The seller was listed as Carla J. Simpson and the buyer as Freedom Credit Union. Bed, bath and square footage figures were not available in the deed record. The remaining 11 sales, including transfers at 108 Mt. Hermon Station Road, 111 Warwick Road, 32 Hidden Pond Lane, 10 Hidden Pond Lane and 11 Saint Marys Street, cannot be ranked against one another until their prices are recorded.

NEIGHBORHOOD BREAKDOWN Two sales each were recorded on Warwick Road (84 Warwick Rd. and 111 Warwick Rd.) and on Hidden Pond Lane (10 Hidden Pond Lane and 32 Hidden Pond Lane), the only streets with more than one transfer in this period. A third cluster involves similarly named roads: 56 Lyman Hill Road and 99 Lyman Rd., though deed records treat them as separate streets. The remaining transfers, at 471 Millers Falls Road, 100 School Street, 863 Old Wendell Road, an unspecified Alexander Hill Road address and 11 Saint Marys Street, are each the only recorded sale on their respective streets this period. No price-based tiering is possible yet since only one of the 12 sales has posted a sale price.

MARKET NOTES Several deeds in this period involve banks or credit unions as either buyer or seller rather than a traditional individual-to-individual sale. Greenfield Cooperative Bank is listed as seller at both 108 Mt. Hermon Station Road and 111 Warwick Road; Bank of America N.A., through an attorney, is listed as seller at 10 Hidden Pond Lane; and Franklin First Federal Credit Union and Greylock Federal Credit Union are listed as buyer at 32 Hidden Pond Lane. Freedom Credit Union, the buyer in the period's only priced sale at 56 Lyman Hill Road, is also a credit union. GoodLeap LLC is listed as buyer at 11 Saint Marys Street. These lender-involved transfers accounted for roughly half of the period's 12 recorded deeds.

A separate pattern involves transfers that appear to keep property within the same family or move it into a trust. At 863 Old Wendell Road, Daniel R. and Sandra W. Campbell transferred the property to themselves as trustees. At 99 Lyman Road, David Gorzocoski transferred the property to himself and Lilly Diana Gorzocoski. Deeds at 471 Millers Falls Road, 100 School Street and an Alexander Hill Road property list only a grantor who is already a trustee, with no separate buyer recorded, consistent with trust-related transfers. No property type breakdown (single-family, condominium or multi-family) was specified in the available deed data, and no square footage figures were available for any of the 12 properties, so no price-per-square-foot comparisons can be made this period.
