Ashfield's October Home Sales Span $55,000 To $125,000 Price Range

ASHFIELD -- Fourteen property transfers were recorded in Ashfield last month, but only four carried a sale price by the time the deeds reached the registry, with the top amount reaching $125,000.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 14 property transfers in Ashfield between Oct. 2 and Oct. 31. Of those, four listed a sale price, ranging from $55,000 to $125,000, with a median of $100,000 among the priced transactions. The remaining 10 transfers showed no price yet, which typically reflects a data lag of about a week rather than any withholding of information. Fourteen recorded transfers in a single month is a notable volume of deed activity for a small town the size of Ashfield, though the thin number of priced sales limits how much can be said about overall market values this period.

TOP SALES 510 Old Stage Road sold for $125,000 on Oct. 21. Garrett P. Kuta was the seller; the buyers were Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. 1280 Spruce Corner Road also sold for $125,000, on Oct. 6. Jennifer Lee Burke was the seller; Greenfield Cooperative Bank was the buyer. 331 Baptist Corner Road sold for $75,000 on Oct. 2. Alan Taylor was the seller; Greenfield Cooperative Bank was the buyer. 319 Phillips Road sold for $55,000 on Oct. 13. Charles P. Duchin was the seller; Greenfield Cooperative Bank was the buyer.

NEIGHBORHOOD BREAKDOWN Old Stage Road saw two transfers in October: 510 Old Stage Road sold for $125,000, while 486 Old Stage Road changed hands between Greenfield Savings Bank and buyers Thomas D. and Denise M. Pavao with a price not yet available. Among the four priced sales, two fell below $100,000 (Baptist Corner Road at $75,000 and Phillips Road at $55,000) and two landed in the $100,000-to-$150,000 range (Old Stage Road and Spruce Corner Road, both at $125,000). The 10 transfers without a recorded price so far were scattered across West Road, Cape Street, Smith Road, Norton Hill Road, Hill Road, Buckland Road, Ludwig Road and Ashfield Mountain Road, showing no single-street concentration beyond Old Stage Road.

MARKET NOTES All four transfers with a recorded sale price listed a bank or mortgage-related entity as the buyer, Greenfield Cooperative Bank in three cases and Rocket Mortgage LLC/Mortgage Electronic Registration Systems Inc. in the fourth, a pattern consistent with foreclosure-related deed activity. Several other October transfers moved property between parties sharing a surname and including "TR" or "TRUST" in their names: the Eisenberg family at 431 Ashfield Mountain Road, the Blanchard family at 467 Hill Road, and the McGann family at 166 Ludwig Road, indicating trust-related transfers within those families. Separately, four transfers involved a bank as the seller and an individual as the buyer, at 486 Old Stage Road, 1517 Cape Street, 619 Smith Road and 197 Buckland Road, none of which had a recorded price yet. No bedroom, bathroom or square-footage data was available in the deed records, so no price-per-square-foot comparisons or property-type breakdowns (single-family versus condominium or multi-family) could be made this month.
