Northfield Sale Prices Span $31,000 To $65,000 As Most Deeds Await Pricing

NORTHFIELD -- Eleven properties changed hands in Northfield between Aug. 28 and Sept. 26, according to deeds recorded at the Franklin County Registry of Deeds, but pricing information had been entered for only four of those transactions as of this report.

MARKET OVERVIEW Of the 11 recorded sales, four carried a sale price, ranging from $31,000 to $65,000. The median of those four recorded prices was $50,000. The other seven transactions show no consideration amount yet, which typically means the price has not yet been entered into the registry's public data, not that a price was withheld. With only four of 11 sales priced, the period's overall market strength cannot be assessed from price data alone; the raw count shows 11 recorded property transfers in the town over the four-week span.

TOP SALES The highest-priced recorded sale was 213 Birnam Rd, which sold for $65,000 on Sept. 2. The sellers were Ronald G. Barfitt and Evelyn G. Barfitt; the buyers were Traders Trust Co. and T Bank.

Two properties tied for the second-highest recorded price, at $50,000 each, both sold Sept. 4. One was 108 Mount Hermon Station Rd, sold by Carolyn Forbes to Greenfield Cooperative Bank. The other was 38 Ashuelot Rd, sold by Thomas Wonsey and Debra L. Wonsey, also to Greenfield Cooperative Bank.

The fourth recorded price was 37 W Northfield Rd, which sold for $31,000 on Aug. 31. The sellers were Andrew W. Chapman and Laura E. Chapman; the buyer was Greenfield Cooperative Bank.

The remaining seven sales, at 330 Old Wendell Rd, 1158 Millers Falls Rd, 65 Highland Ave, 34 Hamilton Dr, 98 Hinsdale Rd, 77 Old Turnpike Rd and an unaddressed parcel on Warwick South Road, have no recorded price yet.

NEIGHBORHOOD BREAKDOWN The 11 sales were spread across 10 different streets and roads, with no two priced sales sharing a street. Because pricing is available for only a minority of transactions, a breakdown by price tier is limited: all four recorded prices fall under $100,000, with no sales yet recorded above that threshold. The seven properties without recorded prices span a similarly wide geographic spread, from Old Wendell Road and Millers Falls Road to Hinsdale Road and Old Turnpike Road, with no street-level concentration evident in the data.
