Northfield Sale Prices Range Widely From $9,268 to $470,000 in July-August

NORTHFIELD -- Sixteen property transfers were recorded in Northfield between July 24 and Aug. 22, but only four deeds disclosed a sale price, ranging from $9,268 to $470,000. The gap leaves most of the month's housing activity undocumented in dollar terms, even as the raw transaction count points to a busy stretch for the town's registry filings.

MARKET OVERVIEW The Franklin County Registry of Deeds recorded 16 transfers involving Northfield properties during the period, a relatively high volume of filings for a single month in a small town. Of those, four disclosed a consideration amount, ranging from $9,268 to $470,000, with a median of $117,500 among the disclosed sales. Because 12 of the 16 transfers carried no disclosed price, the price range and median reflect only a quarter of the period's activity and should not be read as representative of the full market.

TOP SALES The highest-priced transaction was 459 Millers Falls Road, which sold for $470,000 on Aug. 10. Sellers Jason Turner and Laura Turner transferred the property to buyer Ariel Dwyer. At 590 South Mountain Road, sellers Carolyn M. Kennedy and Keith P. Kennedy transferred the property to Greenfield Savings Bank for $125,000 on Aug. 17. At 84 Captain Beers Plain Road, sellers Kaitlin R. Shearer and Kaitlin R. Churchill transferred the property to Greenfield Cooperative Bank for $110,000, also on Aug. 17. The smallest disclosed sale was 363 S Mountain Road, which transferred from sellers Stephanie J. Fuller and Jonathan D.K. Gibbons to buyer Redevelopment A for $9,268 on Aug. 20.

NEIGHBORHOOD BREAKDOWN Millers Falls Road accounted for three of the month's 16 transfers: 759 Millers Falls Road (Aug. 11, price not disclosed), 459 Millers Falls Road ($470,000, Aug. 10) and 230 Millers Falls Road (Aug. 27, price not disclosed). Mountain Road also saw two transfers under slightly different address formats: 363 S Mountain Road ($9,268, Aug. 20) and 590 South Mountain Road ($125,000, Aug. 17). The remaining 11 transfers were spread across individual streets with no other repeat addresses: Main Street, Pine Meadow Road, Birnam Road, Jewett Road, Warwick Road, Old Turnpike Road, Railroad Station Road, Gulf Road, Winchester Road and Pierson Road each recorded a single transfer during the period.

MARKET NOTES Bed, bath and square-footage figures are not available in deed records and are omitted here. A notable share of the period's transfers involved a bank or mortgage-related entity as either buyer or seller: Greenfield Savings Bank, Greenfield Cooperative Bank and Lead Bank each appear as a grantee, while Greenfield Savings Bank, Peoplesbank and Mortgage Electronic Registration Systems Inc. each appear as a grantor. One transfer, at 77 Old Turnpike Road, was recorded from an estate (Jones Linda Lee EST) through a personal representative (Hagar Courtney V PR), consistent with an estate settlement rather than a typical resale. One seller, WTF Customs LLC at 578 Pine Meadow Road, was a business entity rather than an individual. With price data available for only four of 16 transfers, no reliable price-per-square-foot or property-type comparison can be drawn from this period's records.
