Northfield Sale Prices Range From $15,000 To $190,000 In Latest Deeds

NORTHFIELD -- Northfield recorded a dozen property transfers in the past month, but sale prices were available for just three of them, ranging from $15,000 to $190,000. Eight of the 12 transactions listed a bank or credit union as either buyer or seller.

MARKET OVERVIEW Twelve sales were recorded in Northfield between Sept. 18 and Oct. 17. Of those, three carried a recorded sale price, ranging from $15,000 to $190,000, with a median of $25,000 among the priced sales. The remaining nine transactions had no price on file as of this report; price not yet available is the status for those deeds, which is typical when registry data has not yet caught up to a recorded transfer. With price information covering only a quarter of the period's transactions, the raw count of 12 sales does not by itself indicate whether the market was active or quiet.

TOP SALES The highest-priced sale was 56 Lyman Hill Road, which sold for $190,000 on Sept. 28. Carla J. Simpson was the seller and Freedom Credit Union the buyer. Beds, baths and square footage were not available in deed records.

The second-highest recorded sale was 34 Ashuelot Road, which sold for $25,000 on Sept. 21. Ethan Minor was the seller and Franklin First Federal Credit Union the buyer.

The third recorded sale was 23 North Lane, which sold for $15,000 on Sept. 23. Douglas H. Reid was the seller and Greenfield Cooperative Bank the buyer.

No other sales in the period had a recorded price as of this report.

NEIGHBORHOOD BREAKDOWN Lyman Road and its variants saw multiple transfers: 56 Lyman Hill Road, 75 Lyman Road and 99 Lyman Road each changed hands during the period, though only the Lyman Hill Road property had a recorded price. Beyond that cluster, the remaining transactions were scattered across Old Wendell Road, Hidden Pond Lane, Cross Road, Gulf Road, Highland Avenue and Main Street, with no other street showing more than one transaction in this period. Among sales with recorded prices, all three were under $200,000, the only price tier represented in the available data.

MARKET NOTES Eight of the 12 transactions listed a bank or credit union as buyer or seller, including Freedom Credit Union, Franklin First Federal Credit Union, Greylock Federal Credit Union, Greenfield Cooperative Bank, Greenfield Savings Bank, Bank of America N.A. and First American Mortgage Solutions LLC. That pattern appears at 56 Lyman Hill Road, 61 Cross Road, 23 North Lane, 34 Ashuelot Road, 609 Gulf Road, 65 Highland Avenue, 105 Main Street and 10 Hidden Pond Lane.

One transfer, at 863 Old Wendell Road, moved ownership from Daniel R. Campbell and Sandra W. Campbell to Daniel R. Campbell Tr. and Sandra W. Campbell Tr., a trust transfer within the same family.

At 99 Lyman Road, David Gorzocoski transferred the property to himself and Lilly Diana Gorzocoski.

At 105 Main Street, Community Bible Church was the buyer, with Operative Bank listed as seller.
