Northfield Home Prices Range Widely as Most August Sales Stay Undisclosed
NORTHFIELD -- Twelve properties changed hands in Northfield between Aug. 14 and Sept. 12, according to deeds recorded at the Franklin County Registry of Deeds, but only three of those transactions disclosed a sale price, limiting what the month's records show about local home values.
MARKET OVERVIEW
The registry recorded 12 property transfers during the four-week period. Of those, three deeds listed a sale price, ranging from $9,268 to $125,000, with a median of $110,000 among the disclosed sales. The other nine deeds did not include consideration amounts, which is common for certain deed types and does not necessarily reflect the properties' market value. Twelve recorded transfers is a moderate volume of activity for the town over a four-week span, but with price data available for only a quarter of the sales, the figures offer a limited picture of where the local market stands this period.
TOP SALES
The highest-priced disclosed sale was 590 South Mountain Road, which sold for $125,000 on Aug. 17. Sellers Carolyn M. Kennedy and Keith P. Kennedy transferred the property to Greenfield Savings Bank.
The second-highest disclosed sale was 84 Captain Beers Plain Road, which sold for $110,000 on Aug. 17. The seller was listed as Kaitlin R. Shearer, also recorded as Kaitlin R. Churchill, with Greenfield Cooperative Bank as buyer.
The third disclosed sale, at 363 S Mountain Road, sold for $9,268 on Aug. 20. Sellers Stephanie J. Fuller and Jonathan D.K. Gibbons transferred the property to a buyer recorded as Redevelopment A.
The remaining nine transactions in the period did not include a disclosed sale price.
NEIGHBORHOOD BREAKDOWN
South Mountain Road, recorded under both "South Mountain Road" and "S Mountain Road," saw three transfers during the period: 529 South Mountain Road (Aug. 24), 363 S Mountain Road (Aug. 20) and 590 South Mountain Road (Aug. 17), more than any other street in the dataset.
Millers Falls Road had two transfers: 952 Millers Falls Road (Aug. 25) and 459 Millers Falls Road (Aug. 21).
Birnam Road also had two transfers: 21 Birnam Road (Aug. 21) and 217 Birnam Road (Aug. 14).
